Independent roof surveys in Worton

Roof surveys for homes and businesses in Worton

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Each report is emailed to you. If you’ve noticed leaning or weathered chimney stacks and water stains on rafters and ceiling joists, we can find out what’s behind it.

In a small place like Worton, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

How we price roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • How big the roof is
  • Commercial roofs and larger buildings

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Helping us price your survey

If you can, have these to hand when you contact us:

  • Access details, such as a loft hatch or a shared roof
  • Any photos you have, taken from ground level or a window
  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work

Every survey is priced before it’s booked, so you know the cost up front. Roof survey starts from £150, including VAT. To book, ring 07833 053749 or drop us an email.

The survey, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect an hour or two for a house, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Worton often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a report with photographs and recommendations.

How to prepare

  • Leave side gates unlocked
  • If it is not your property yet, arrange access through the agent
  • Point out any leaks or damp patches

Advice

Worton questions

How do I find out if my home in Worton is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover smaller places like Worton?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and does not include calculations.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

Useful tips for Worton property owners

A survey works best with a little help from you, before and after. Tips:

  • Keep the report with your property records
  • Watch for slipped slates after bad weather
  • Make sure we can open the loft hatch
  • Have details of recent roof work to hand

We email the report to you, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.

Look at your roof from ground level after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

Why get it checked now?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry. In a small place like Worton, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

When you need someone else

It’s useful to know what a survey won’t do before you book:

  • Whether the roof structure meets design loads
  • Defects hidden under coverings or inside walls without opening up
  • Walls, floors and services below the roof

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey. What a survey covers and doesn’t.

Roofs we survey in Worton

  • Flat roofs
  • Lead flashings
  • Chimney stacks
  • The roof space
  • Ridges, hips and valleys
  • Natural slate
  • Clay and concrete tiles

When to book a survey in Worton

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.

Signs worth acting on include:

  • Valley linings that have cracked or split
  • Leaking gutter joints and downpipes
  • Lifted, split or missing lead flashings
  • Gaps in the roof where coverings have gone

Landlords with a home close to Hanborough station may find that the gap between tenancies is a good time to have the roof looked at.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the loft is part of the inspection
  • What experience they bring
  • Will the report include photos?
