Long Hanborough homes and their roofs
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. With Blenheim Palace about 1.9 miles north-east, Long Hanborough sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If your home is one of the older ones in the streets near Christ Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Combe station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Hanborough Manor CofE School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Landlord roof survey in Long Hanborough: what you get
A roof over tenants or leaseholders often gets attention only when water comes in. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. You get a written report with photos to keep on file for the building. Many landlords and agents repeat it every few years to see how the roof is changing. We survey converted houses, flat roofs on blocks and shared roofs, and the problems we’re asked to look at most are slipped or missing slates and tiles and cracked or leaning shared chimneys.
In a smaller place like Long Hanborough, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Tips from our surveys
Here are a few things we’d tell any owner:
- Tell tenants when we are coming
- Keep roof outlets and gutters clear
- File each roof report for future reference
- Deal with urgent items first
Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation, and Premium includes an in-person consultation.
Act on urgent items in the report first and schedule the others. Left alone, minor faults normally get worse.
How the survey works
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about 1–2 hours for a house, and longer for a block or a building with several roofs. In a smaller place like Long Hanborough, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.
- We start by agreeing the scope, roof by roof.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- Defects are photographed and their urgency noted.
- You get a written condition report to help plan maintenance.
Before the survey
- Show us where any leaks or stains appear
- Dig out any old roof reports or invoices
- Unlock side gates and any roof access doors

Advice
Rented homes, blocks and businesses
We survey roofs for letting agents and landlords as well as homeowners. A written report with photographs gives you a clear record of the let or shared roof.
Landlords, agents and building managers in Long Hanborough and across Oxfordshire can book any of our surveys. For a price for a let property or a block, call 07833 053749 or drop us an email.
Why act early in Long Hanborough
Budgets work best when they’re based on the roof’s actual condition. Our report separates urgent items from those that can wait, so spending can be spread sensibly. With lower homes, common in places like Long Hanborough, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

When you need someone else
A survey is a careful look at the let or shared roof, but it can’t do everything. The main limits are:
- Walls, floors and services beyond the roof
- Responsibility under a lease
- The structure in the way a structural engineer would assess it
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.
What we look at
- Shared roofs
- Rented houses
- Converted houses
- Blocks of flats
- Gutters and downpipes
- Flat roofs on blocks
What you can safely check yourself
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

FAQs for Long Hanborough
How do I find out if my home in Long Hanborough is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is Long Hanborough within the area you cover?
Yes, we do. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Can your report tell us who pays for the roof work?
No. Who pays is usually set by the lease and we don’t give legal advice. Our report gives an independent record of the roof’s condition that everyone can refer to.
Will you inspect a roof that several owners share?
Yes. We survey what we can access and see safely. The report records what couldn’t be seen as well as what could.
Will you fly a drone over my roof?
Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability.
What access do you need for a block roof survey?
We may do. If the loft space or a flat roof is reached through a flat, we need access to it, so residents need notice.
