Landlord roof survey in Grove, Oxfordshire
Roof condition reports for landlords, agents and blocks of flats in Grove, carried out by an experienced roof surveyor. You get a clear written report with photos.
- Mortar falling from ridges and verges
- Leaks into upper flats
- Blocked gutters over flats
How the survey works
The aim of the visit is simple: to see as much of the let or shared roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes an hour or two for a house, with bigger or more complicated roofs taking longer. Being in a smaller place like Grove does not change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- We agree which roofs and which parts of the building are included.
- You or your agent arrange access to the roof space and any flats we need to enter.
- The roofs are inspected from the ground, vantage points, the loft space and the roof where it’s safe.
- Defects are photographed and their urgency noted.
- The report sets out condition and recommendations to help you plan.
Before we arrive
- Show us where any leaks or stains appear
- Tell us about parking before the day
- Find any records of previous roof work

How a landlord roof survey works in Grove
A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. The report covers defects, photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. If you’re worried about damaged party-wall upstands or parapets and chimney stacks in poor repair, a survey will tell you what’s going on.
Trees around homes in smaller places like Grove drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What this survey can’t tell you
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Parts of the roof we can’t safely see or access
- Confirming asbestos in older roof materials
- The structure in the way a structural engineer would assess it

FAQs for Grove
Is my home in Grove listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you cover Grove?
Yes, Grove is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.
Do you advise on who is responsible under the lease?
No, that depends on the lease, so speak to your managing agent or a solicitor. Our job is to report on the roof itself.
Does this replace a RICS building survey?
No, it focuses on the roof. It isn’t a RICS Level 2 or 3 building survey, and it’s not a structural engineer’s report.
What if it rains on the day?
It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
Do you carry out surveys on Saturdays and Sundays?
Visits run seven days a week in the daytime. Let us know your preferred days when booking.
Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Do not store items over the loft hatch
- Put urgent roof work at the top of the list
- Keep roof surveys on a rolling plan
- Ask residents to report damp right away
The report can feed straight into a maintenance plan. You can start with the urgent items and the rest budgeted for later.
Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.
Leave it or get it looked at?
A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first, so you can compare quotes on the same basis. Arranging work in a smaller place like Grove is easier with notice than in an emergency. A survey gives you that notice.
Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for your survey before you book.

Should I look at the roof myself first?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
Roof by roof
Gutters and downpipes
Blocked gutters cause many leaks into top-floor flats. Gutters, outlets and downpipes are inspected where they can be seen.
Pitched roofs on houses and blocks
Most let houses and many blocks have pitched roofs of slate or tiles. Coverings, ridges, hips, valleys and flashings are inspected where it’s safe to see them.
Landlord roof surveys in Grove: local notes
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand.
For site and facilities teams at buildings such as Millbrook Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you own one of the older houses in the streets near St. John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Trees in and around Betjeman Millennium Park shed leaves that can end up in nearby gutters.
