Landlord roof surveys for homes and businesses in Goosey

With a shared roof, it is not always clear what’s wrong or where. We inspect the roof as far as it can safely be seen, including from the roof space and the flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we’re given access to. We are frequently asked to look into leaking joints at party walls and blocked gutters over flats, across flat roofs on blocks, blocks of flats and shared roofs.

Older buildings in small places like Goosey may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it when you book and we’ll plan the visit with that in mind.

Common roof problems in Goosey

Older buildings across London and South East England have roofs that are decades old. Nails, battens, flashings and underlay frequently fail before good slates or tiles so it pays to check how the roof is holding up.

Here are some of the things we see frequently:

  • Loose ridge or hip tiles
  • Splits and blisters in flat roof coverings
  • Parapets and upstands in poor repair
  • Cracked or lifting flashings

The streets around a church such as Church of All Saints are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions from Goosey

Is Goosey in the area you cover?

Yes, Goosey is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is Goosey within the area you cover?

Yes, Goosey is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

How long does a landlord roof survey take?

A visit typically takes an hour or two for a house, or half a day or so for a commercial building. You will know roughly how long when we arrange it.

What’s the price of a landlord roof survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Larger buildings are priced to suit, so call 07833 053749 or use the contact form for a price.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Older roofs in small places like Goosey can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Before we arrive

Roofs, chimneys and gutters in Goosey

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Around Goosey, as everywhere, small roof faults are simplest to sort before they let water in.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Roof areas we weren’t given access to
  • Walls, floors and services beyond the roof
  • The structure in the way a structural engineer would assess it

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

What we check

  • Gutters and downpipes
  • Flat roofs on blocks
  • Blocks of flats
  • Shared roofs
  • Rented houses
  • Converted houses

Checking the roof from the ground

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

How we price landlord roof surveys

Prices vary from roof to roof, and it comes down to:

  • How tall the building is and how easy the roof is to see
  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size
  • Any need for thermal images or a drone flight

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Landlord roof survey starts from £150, including VAT.
