About our landlord roof survey in Wantage
A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait based on what can be seen. It doesn’t give repair costs but contractors can price from it. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. If you’re worried about standing water on a flat roof and blocked gutters over flats, we can find out what’s behind it.
In a town like Wantage, older houses with slate or clay tile roofs typically sit alongside later estates with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a landlord roof survey doesn’t cover
Some things cannot be seen without opening up the roof, so a survey has limits:
- Roof areas we weren’t given access to
- Confirming asbestos in older roof materials
- Structural calculations or an engineer’s report
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. What our survey covers.
What this survey covers
- Converted houses
- Flat roofs on blocks
- Blocks of flats
- Rented houses
- Shared roofs
- Gutters and downpipes
The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. Most visits in a town like Wantage start at the front of the house and work round to the back. Rear gardens and side paths often give the best view of extensions and back slopes, so unlocked gates help. The loft comes next, where there’s safe access.
- We start by agreeing the scope, roof by roof.
- Access to flats and the roof space is arranged with you in advance.
- Each roof is checked as far as it can safely be seen, including from inside where possible.
- We photograph each defect and note how urgent it looks.
- The report sets out condition and recommendations to help you plan.
Before the survey
- Check pets are kept safely away
- Buyers: confirm access with the estate agent or seller
- Jot down any questions you want answered

Common questions in Wantage
What do I need to do before a survey in Wantage?
Very little. Keep pets out of the way, leave side gates unlocked and have any old roof paperwork handy, and the visit in Wantage can get straight on.
Do you carry out roof surveys in Wantage?
Yes. We survey roofs across London and South East England, and Wantage is part of that. Just call 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.
Who do you carry out landlord roof surveys for?
Landlords, letting agents, managing agents and freeholders book it, as well as RTM and residents’ management companies. Leaseholders sometimes book it as well.
Can your report let us know who pays for the roof work?
No. The lease normally decides who is responsible and we don’t give legal advice. Our report gives an independent record of the roof’s condition to help those discussions.
Does someone need to be in?
That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.
Does the weather affect the survey?
It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
Are you insured?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
What we look for on each type of roof
Flat roofs on blocks and rear additions
Flat roofs are common over blocks, extensions and garages. Ponding, splits and blistering are recorded where we can see them safely.
Pitched roofs on houses and blocks
Slate and tiled pitched roofs are common on let and shared buildings. Coverings, ridges, hips, valleys and flashings are inspected where it’s safe to see them.
What happens if roof problems are left?
Tenants can only report what shows inside. A ceiling stain frequently means water has been coming in for some time. We check the roof, not just the symptoms. Around Wantage, water from a roof defect often goes unseen for a while, like the loft insulation, the top of a wall or the roof timbers. By the time a stain appears on a ceiling, there’s more to put right.
Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.
Why us?
- Thermal imaging and drones used where they help
- We hold a CAA Flyer ID and Operator ID
- An independent look at the roof
- More than 20 years surveying roofs

Landlord roof surveys in Wantage: local notes
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Homes near green spaces such as Betjeman Millennium Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. The streets around a church like Church of St Peter and St Paul are frequently among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like St Mary's School: large buildings have long gutter runs and big roofs that need checking like any other.

Before and after the survey
These tips come from what we see on roofs every week:
- Put urgent roof work at the top of the list
- Book gutter clearing at least once a year
- Arrange flat access in advance
- Get legal advice on lease responsibilities
The report can feed straight into a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.
Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis, alongside yearly gutter clearing.
