Landlord roof survey in Oxfordshire: how it works

We survey let and shared roofs in Oxfordshire and across London and the South East. Time on site usually takes about one to two hours for a house, and longer for a block or a building with several roofs. Everything is inspected as far as it can be seen safely including by drone where it applies. A written report with photos follows. We’re often asked to look into gutters overflowing onto walls and cracked or leaning shared chimneys, across converted houses, gutters and downpipes and shared roofs.

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours for a single let house, with blocks of flats taking longer.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Roofs, chimneys and gutters across Oxfordshire

Oxfordshire has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in Oxfordshire.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and Oxfordshire is well within that. Visits run on weekdays and at weekends.

Oxford: If yours is one of the older homes in the streets near St Clement's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Oxford station, a dated record of the roof is useful when planning maintenance across a let.

Different roofs, different checks

Flat roofs on blocks and rear additions

Flat roof outlets frequently clog, and standing water follows. They’re checked during the survey.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.

Why act early?

Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings, plus urgent call-outs.

What to check before booking

  • How they plan to inspect the roof safely
  • What the report includes, and whether it has photos
  • What experience they bring
  • Whether you can ask questions once you have the report

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Ask your managing agent about lease terms
  • Arrange flat access in advance
  • File each roof report for future reference
  • Put urgent roof work at the top of the list

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Get gutters and roof outlets cleared at least once a year, especially on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

What we’re asked to look at in Oxfordshire

A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause, as far as can be seen.

Problems we come across often include:

  • Missing or loose roof coverings
  • Damp or stains in top-floor flats
  • Choked outlets and gutters
  • Damaged pots and flaunching

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Questions from Oxfordshire

What does a block roof survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Blocks are priced on their size and roofs, so ring 07833 053749 or use the contact form for a price.

What access do you need for a block roof survey?

We may do. Where the loft or roof can only be reached through a home, we will need to go in, so residents need notice.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Will you check the loft?

Usually, if there is one and it can be reached safely. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
