How a landlord roof survey works in East Hagbourne
Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. You get a written report with photos that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to see how the roof is changing. We’re frequently asked to look into slipped or missing slates and tiles and ceiling stains reported by tenants, across gutters and downpipes, flat roofs on blocks and converted houses.
Older buildings in small places like East Hagbourne may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
Where we can’t see part of the let or shared roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

What happens if roof problems are left?
Relying on what tenants report means relying on what they can see. By the time a stain appears, water may have been getting in for a while. We look at the roof, not just the symptoms. Where a roof is exposed, as many are in small places like East Hagbourne, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

Checking the roof from ground level
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
East Hagbourne homes and their roofs
Historic houses like Brightwell Manor, about 3.5 miles north-east, show how far back building in the area around East Hagbourne goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you let a flat or house near Didcot Parkway station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark like Church of St Andrew, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as Hagbourne Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
East Hagbourne is about 1 mile south of Didcot, in Oxfordshire. In East Hagbourne, as across Oxfordshire, every roof gets the same careful survey. Our Oxfordshire coverage includes East Hagbourne and the places around it. There’s also a page for Oxford.

Honest limits
A survey is a proper look at the let or shared roof, but it can’t do everything. The main limits are:
- Walls, floors and services beyond the roof
- Roof areas we weren’t given access to
- Confirming asbestos in older roof materials
If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.

Rented homes, blocks and businesses
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.
What we do, step by step
After the inspection, everything we found is written up in a report with photos, emailed to you. On timing, most surveys take between one and two hours for a house, and longer for a block or a building with several roofs. Cottages and farmhouses around East Hagbourne frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start with what you know about the building and its history.
- We confirm the access we’ll need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.
How to prepare
- Mention any parking restrictions on your street
- Keep pets in another room
- For flats, check roof access has been agreed

Practical tips
From years of surveys, a few habits stand out:
- Get legal advice on lease responsibilities
- Survey the roof on a regular cycle
- Act on high-priority defects quickly
- Hold on to old reports to compare later
The report comes with photos and written recommendations, prioritised by urgency where relevant. We send it by email ready to pass on to whoever needs it.
Make sure the loft hatch can be reached and opened so the roof can be checked from inside. Stored items over the hatch make checks harder.
East Hagbourne questions
Will you come out to East Hagbourne?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does a conservation area affect roof work in East Hagbourne?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
How long does a landlord roof survey take?
For a single house, expect about 1–2 hours on site and larger buildings take longer.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Is this survey just for landlords?
Anyone who looks after a let or shared building can book it: private landlords, letting and managing agents, freeholders and RTM companies.
What if it rains on the day?
Light rain does not typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.
How much is a landlord roof survey?
Prices start from £150, including VAT. The price depends on the size of the building and the number of roofs. To get a price, phone 07833 053749 or email us.
