Drone roof surveys in East Hagbourne: local notes

Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

Brightwell Manor lies about 3.5 miles north-east, so building around East Hagbourne goes back a long way. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. If you live in an older home near Church of St Andrew, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

How a drone roof survey works in East Hagbourne

Drones need reasonable weather. We do not fly in high wind or heavy rain, because the drone has to stay safely under control. If the weather turns, we will agree another day or inspect what we can by other means. We check the forecast ahead of the visit and again on site. Calm, dry conditions give the sharpest close-up photos. A short delay is better than a rushed flight. Common reasons to book are blocked valleys and parapet gutters and tired mortar and pots at the top of a stack, on valleys and parapet gutters, large and complex roofs and fragile roofs.

Somewhere as small as East Hagbourne, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at before the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.

Nothing in the report is left vague: if work is needed, the report says so clearly.

Why get it checked now?

Faults on high roofs tend to be found late. By then, timbers, ceilings and insulation may be wet. Looking from above picks up the early signs. Outbuildings and barns around East Hagbourne are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Every price we give includes VAT. Prices start from £400, including VAT. We confirm the price for your survey before booking.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • A flight on a day when the weather is not safe
  • A structural engineer’s report
  • A flight where airspace permission is refused

If in doubt, call 07833 053749 or send us an email and we will suggest the right survey. What a survey covers and doesn’t.

What this survey covers

  • Flat roofs on upper floors
  • Chimney stacks
  • Valleys and parapet gutters
  • Large and complex roofs
  • Tall and steep roofs
  • Fragile roofs

Rented homes, blocks and businesses

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Let us know about it when booking and we’ll plan the visit with that in mind.

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

East Hagbourne: your questions answered

Is East Hagbourne within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Is my home in East Hagbourne listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Can a drone see inside my loft?

No. The drone photographs the outer surfaces, but it cannot see under the coverings. We look in the loft from inside where it’s safe.

Do drone rules differ in central London?

Parts of central London are restricted, including areas over Hyde Park, the City of London and the Isle of Dogs, where flights need permission from NATS. We check the airspace for your address and apply where needed.

How much is a survey?

Prices start from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Is a drone roof survey a thermal survey?

Not as part of the drone survey, which is about close-up photos. Thermal imaging is a separate check in the Premium Survey, and its findings are checked with moisture readings.

Will you walk on the roof?

Only if it is safe. We check everything that can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

The survey, step by step

Every roof is different; as a rough guide, the survey takes an hour or two at a house, including the airspace and weather checks before take-off. If you have questions on the day, just ask. Rural addresses near East Hagbourne can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First, we check the address for flight restrictions.
  2. We arrange any permission that’s needed before we fly.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. You receive a written report with photos and recommendations.

Getting ready for the survey

  • Unlock side gates and any roof access doors

Advice

Common roof problems in East Hagbourne

Parapet gutters, box gutters and central valleys sit out of sight. Debris collects where nobody looks, until water overflows inside. From above, they’re easy to see.

Most people get in touch when they’ve noticed one of these:

  • Storm damage on steep or tall roofs
  • Worn lead at chimneys and walls
  • Ridge pieces that have lifted
  • Vegetation in valleys and gutters

Take a building like Hagbourne Church of England Primary School: a view from above covers a wide roof far faster than walking it.

What to check before booking

  • Are they insured for the work?
  • What happens after the report arrives
  • Their drone registration, if they fly one
  • Is VAT included in the price?

Chimney stacks

Leaning stacks and loose pots are easier to judge from above. We record what we find with photos.

Ridges and hips

Ridges may be bedded in mortar or mechanically fixed. Their condition is noted in the report.
