Landlords, agents and block managers in East Hagbourne
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.
Roof surveys for homes and businesses in East Hagbourne
Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. We survey the roof space, ridges, hips and valleys and chimney stacks, and people most frequently book us about lifted, split or missing lead flashings and leaning or weathered chimney stacks.
In a small place like East Hagbourne, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Leave it or get it looked at?
A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, which makes later changes easy to spot. For older village homes like those around East Hagbourne, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Before and after the survey
These tips come from what we see on roofs every week:
- Clear the loft hatch area before we arrive
- Let us know about any leaks or stains you’ve seen
- Keep the report with your property records
- Do not climb onto the roof yourself
Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that isn’t clear.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.
What a roof survey doesn’t cover
Without opening up the roof, some things stay hidden, so a survey has limits:
- What’s under the slates, tiles or felt
- How the roof will behave in every kind of weather
- The condition of the rest of the building (that’s a RICS home survey)
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and does not.
What this survey covers
- Ridges, hips and valleys
- Lead flashings
- The roof space
- Chimney stacks
- Clay and concrete tiles
- Flat roofs
- Natural slate
Checking the roof from ground level
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
How it works
We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Around East Hagbourne, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
Getting ready for the survey
- Keep pets in another room
- Let us know about parking before the day
- Have any paperwork from past roof work to hand
Book a survey
If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.

Common questions in East Hagbourne
Is my home in East Hagbourne listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you survey roofs for landlords with property near Didcot Parkway station?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
What do you check on a roof survey?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.
How long does the visit take?
On site, it typically takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Does a roof survey replace a structural engineer?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and doesn’t include calculations.
Do you use drones?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Roof surveys in East Hagbourne: local notes
Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
With Brightwell Manor about 3.5 miles north-east, the area around East Hagbourne has a long history. Older homes in the area may have roofs that need matching materials when work is done. Anyone responsible for a site like Hagbourne Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
