Getting in touch
There is no need for technical words. It’s enough to tell us:
- Whether there is a loft hatch, a shared roof or tricky access
- Where any leaks, stains or damp patches show inside
- The reason for the survey, like buying, a leak or storm damage
- Dates you are working to, such as exchange
Unsure which package suits your roof? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.
About our roof survey in Upton
Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. If you’ve noticed ponding, splits or blisters on flat roofs and torn or sagging underlay, a survey will tell you what’s going on, on ridges, hips and valleys, the roof space and flat roofs alike.
Somewhere as small as Upton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Why act early in Upton
Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We look at them before they cause trouble. Older and listed buildings around Upton may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

How the survey works
We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Upton often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We start by hearing what you’d like checked and why.
- We arrange a day that suits you, including weekends.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Move anything stored under the loft hatch
- Have any paperwork from past roof work to hand

Advice
What a roof survey looks like in Upton
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
For an older house near a landmark like Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. Brightwell Manor lies about 4.7 miles north-east, so building around Upton goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.

Common roof problems in Upton
Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.
Signs worth acting on include:
- Slates or tiles that have slipped or broken
- Cracked or blistered flat roof coverings
- Loose ridge or hip tiles
- Blocked, sagging or leaking gutters
If you let a flat or house near Didcot Parkway station, a dated record of the roof is useful when planning maintenance across a let.
What to check before booking
- Will they check the loft as well as the outside?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What experience they bring
- Which viewpoints they use to see the roof
When you need someone else
Some things can’t be seen without opening up the roof, and that sets some limits:
- Structural calculations (that’s a structural engineer’s job)
- What’s under the slates, tiles or felt
- Asbestos testing of any kind
If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

Upton questions
Do you cover smaller places like Upton?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Is my home in Upton listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you survey in bad weather?
A survey can usually go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.
What’s the best way to book?
It is easiest to ring 07833 053749 or drop us an email. Give us the address and some details about the roof. Surveys run on weekdays and at weekends.
How long does the visit take?
The visit typically takes an hour or two for most houses, though large, tall or awkward roofs take more time. We will confirm what to expect when we arrange the visit.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
Different roofs, different checks
Natural slate
Inside the roof space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.
Clay plain and peg tiles
Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move.
