About our roof survey in Henley-on-Thames
We inspect what can be seen safely: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. If you are worried about crumbling chimney pointing or cracked flaunching and slates or tiles that have slipped or broken, we can find out what’s behind it.
Around Henley-on-Thames, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Your questions about roof surveys in Henley-on-Thames
How do I find out if my home in Henley-on-Thames is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you survey roofs for landlords with property near Henley-On-Thames station?
Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or send us an email with the address and some details.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
How long does a roof survey take?
It normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we will plan the survey around it.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.

Tips that help
Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:
- Don’t climb onto the roof yourself
- Gather any paperwork for past roof work
- Move stored items away from the loft hatch
- Watch for slipped slates after bad weather
Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.
Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
Leave it or get it looked at?
Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Finding it early keeps the work smaller. In an older home around Henley-on-Thames, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.
Every price we give includes VAT. Our price is from £150, including VAT. You’ll know the price for the job before you book.

How the survey works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. In a smaller place like Henley-on-Thames, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

Related advice
What affects the cost of roof surveys
To price your survey, we check:
- Chimneys, valleys, parapets and other details
- Whether it is a home or a commercial building
- How tall the building is and how easy the roof is to see
- Extensions, dormers and garages with roofs of their own
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
Helping us price your survey
Getting the details right at the start saves time. It’s useful to include:
- The kind of building and roof involved
- Why you want a survey: buying, a leak, a storm or new work
- Photos of the roof, taken safely from ground level or a window
- Any stains, drips or damp patches you’ve seen indoors
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or email us with the address and the days you’d prefer.
Can I check my roof myself?
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
When to book a survey in Henley-on-Thames
Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that is not firmly fixed, and rain finds any gap it can. What starts as one slipped slate can become a leak.
Common reasons to book include:
- Gaps in the roof where coverings have gone
- Ridge tiles that have lifted or moved
- Blocked, sagging or leaking gutters
- Ponding, splits or blisters on flat roofs
If you own one of the older houses in the streets near Holy Trinity Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
What to check before booking
- Whether any drone flown is registered with the CAA
- Is there a chance to talk the report through?
- How long the report takes to arrive
- Their track record with similar roofs
Roof surveys around Henley-on-Thames
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Greys Court about 2.3 miles west, Henley-on-Thames sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
Anyone responsible for a site like Trinity Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Henley-On-Thames station may find that the gap between tenancies is a good time to have the roof looked at.
