Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Let us know where and when you’ve seen damp or stains
  • Do not climb onto the roof to look for leaks yourself
  • Keep outlets and gutters clear to stop water sitting
  • Take photos of stains as they appear, so we can compare

Premium Surveys include an in-person consultation, so you can go through the images with us. A follow-up 12 months later is included as well.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

Thermal roof survey in Henley-on-Thames: what you get

Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. That’s why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. Where something cannot be confirmed, we say what would help next. If you’ve noticed moisture around outlets and upstands and cold areas below the roof, we can find out what’s behind it.

Even in a smaller place like Henley-on-Thames, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What happens if roof problems are left?

A damp patch that keeps coming back usually has a cause that hasn’t been found. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. Blocked gutters on homes around Henley-on-Thames overflow and soak walls. It’s easy to sort the cause early and slow to dry a damp wall.

All our prices include VAT. Thermal roof survey starts from £400, including VAT. We confirm the price for your roof before booking.

Henley-on-Thames questions

How do I find out if my home in Henley-on-Thames is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out roof surveys in Henley-on-Thames?

Yes, Henley-on-Thames is one of the places we work. The survey and report are the same in Henley-on-Thames as anywhere else.

What happens after the survey?

You will get the report by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

What does the report include?

A written report with photos, covering the condition of the roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To arrange a date, call 07833 053749 or use the contact form.

Will thermal imaging find my leak?

It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings, as the camera alone can’t prove a leak.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes between one and two hours for a house, or half a day or so for a commercial building. Some parts of a survey depend on the weather, so a visit to Henley-on-Thames is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

How to prepare

  • Dig out any old roof reports or invoices
  • Mention any parking restrictions on your street
  • Buyers: confirm access with the estate agent or seller

How the survey changes by roof type

Loft insulation

The difference is clearest when the home is heated and it is cold out. We explain in the report how the conditions on the day affected what we saw.

Felt and asphalt flat roofs

Felt and asphalt roofs often show wet areas as patches that differ from the rest. Moisture readings are used to check them.

What a thermal roof survey looks like in Henley-on-Thames

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

Hotels and guest houses near Henley-on-Thames can’t easily close rooms for a leak. If you own one of the older houses in the streets near Holy Trinity Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Greys Court lies about 2.3 miles west, so building around Henley-on-Thames goes back a long way. Photos from the air and thermal images let an old roof be checked without anyone disturbing it.

When you need someone else

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • An energy rating for the building
  • Confirming water without moisture readings
  • Readings unaffected by sun, shade or reflections

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. The full list of what we check.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
