Tips from our surveys

You don’t need to be a roofer to help. What helps most:

  • Remove aerials or dishes from the stack if they’re no longer needed
  • Ask for ventilated caps on redundant stacks
  • Note any damp on chimney breasts and when it appears
  • Ask about consent before removing a chimney on an older property

You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect, so it is easy to follow.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Chimney surveys for homes and businesses in Henley-on-Thames

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at what can be seen safely and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a written report with photos and our recommendations. Common reasons to book are eroded joints in the brickwork and redundant stacks capped without ventilation, on shared and party-wall stacks, chimney breasts and chimney pots and cowls.

Around Henley-on-Thames, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step

We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours for most homes, a little longer where there are several stacks. Homes around Henley-on-Thames often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • Make sure we can get to the back of the property
  • Keep pets inside or away from the areas we’re looking at
  • Find any records of previous roof work

Roofs, chimneys and gutters in Henley-on-Thames

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Henley-on-Thames has a long history of building, with Greys Court about 2.3 miles west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you live near a park such as Mill Meadows, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you look after a building such as Trinity Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we will plan the visit with that in mind.

Do you need a chimney survey in Henley-on-Thames?

Years of fires can affect the mortar inside a stack. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which can make a stack lean.

Here are some of the things we see often:

  • Disused chimneys trapping moisture
  • Flashings pulling away from the stack
  • Signs that a stack is leaning
  • Flaunching that has broken away

If you live in an older home near Holy Trinity Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before you book any roof surveyor

  • Their drone registration, if they fly one
  • Which parts of the roof they’ll actually see
  • Whether the loft is part of the inspection
  • Whether VAT is added on top

What to expect from a roof survey

How we price chimney surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Basic, Standard or Premium
  • Whether it’s a home or a commercial building
  • Roof area
  • Building height and the viewpoints available

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Booking your survey

A little information up front helps. It helps to include:

  • Where any leaks, stains or damp patches show inside
  • Dates you are working to, such as exchange
  • The type of building and roof, such as pitched or flat
  • Where the property is, with the postcode

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

FAQs for Henley-on-Thames

Does a conservation area affect roof work in Henley-on-Thames?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs for landlords with property near Henley-On-Thames station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Do you cover Henley-on-Thames for chimney surveys?

Yes. We cover Henley-on-Thames and the rest of Oxfordshire. To book, call 07833 053749 or use the contact form.

Is it a problem to have an unused chimney?

A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. We check how it’s capped and its condition, so you can plan what to do with it.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Do you use drones?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

What happens if roof problems are left?

If you’re buying, find out about the stacks before you exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. On a bungalow or cottage around Henley-on-Thames, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Chimney survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.
