Flat roof survey in Henley-on-Thames, Oxfordshire
An experienced roof surveyor for flat roof surveys in Henley-on-Thames. Over 5,000 surveys and 20+ years behind us.
- Blisters and bubbles in the covering
- Pools of water lying on the roof
- A sagging deck under the covering
What you can safely check yourself
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.
Flat roof surveys for homes and businesses in Henley-on-Thames
If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with photographs of each. You then have something specific to put to the seller or agent. If you’ve noticed failed upstands where the roof meets a wall and cracked or split membrane, we can find out what’s behind it.
In a smaller place like Henley-on-Thames, some flat roofs sit in the open, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away. A flat roof that still holds water days after rain is also worth a closer look.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips from our surveys
A little preparation and a few simple habits help. Some pointers:
- Keep people off the roof unless they need to be there
- Note where water lies after a downpour
- Keep clear of rooflights and fragile roof sheets
- Check that new brackets or units haven’t damaged the covering
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It is written in plain English, with a photograph of each defect, so anyone reading it can see what we saw.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
Honest limits
Before you book, it’s worth knowing what a survey will not do:
- The condition of the deck or insulation hidden under the covering
- Whether old sheeting or boards contain asbestos
- Whether the deck or joists are strong enough
If in doubt, call 07833 053749 or email us and we’ll suggest the right survey before you book. What our survey covers.

What a survey costs
Not every roof costs the same to survey, and it comes down to:
- Roof area
- Features like valleys, chimneys, dormers and parapets
- Building height and the viewpoints available
- If the survey needs thermal imaging or a drone
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.
What to let us know when you contact us
What helps most when you contact us:
- Where the property is, with the postcode
- Whether there is a loft hatch, a shared roof or tricky access
- The style of property, from a terrace to a block
- Where any leaks, stains or damp patches show inside
Every survey is priced before it’s booked, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, call 07833 053749 or use the contact form.
How it works
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a smaller place like Henley-on-Thames, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
How to prepare
- Let us know about any leaks, stains or damp patches you know of
- Keep pets out of the way during the survey
- For a flat or shared roof, check access with the building owner or managing agent
Getting a price
If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or use the contact form.

Is Henley-on-Thames within the area you cover?
Yes. Henley-on-Thames is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Can you look at the flat roof of a hotel or office near Henley-on-Thames?
Yes, commercial flat roofs are part of what we cover. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you before the visit.
Do you look in the loft space?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
How long will you be at the property?
That depends on the size and shape of the roof, but most surveys take between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. The report is sent afterwards by email.
What does a roof survey cost?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
How fast do I get the report?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us as you book.
Does the weather affect the survey?
A survey can typically go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.

Flat roof surveys in Henley-on-Thames: local notes
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Henley-on-Thames has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, frequently have flat roofs. If you look after one, a leak through a flat roof can put a room out of use.
If you live in an older home near Holy Trinity Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you own a rental within reach of Henley-On-Thames station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Greys Court, about 2.3 miles west, is one of the historic houses in the wider area around Henley-on-Thames. If your home is older, its flat-roofed extension or dormer may be on its second or third covering.
