When to book a survey in Thame

A buyer’s general survey frequently recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Most people get in touch after spotting one of these:

  • Pools of water lying on the roof
  • Splits, cracks and crazing
  • Failed seals around rooflight kerbs
  • A sagging deck under the covering

Hotels and guest houses near Thame can’t easily close rooms for a leak, so it pays to find faults before guests do.

Before booking anyone

  • What insurance they carry
  • Their report turnaround times
  • Which parts of the roof they’ll actually see

What a roof survey includes

Flat roof survey in Thame

Ponding is often the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you are worried about pools of water lying on the roof and blisters and bubbles in the covering, we can find out what’s behind it.

Garages and porches on estates in towns like Thame often have flat roofs. Cement sheet roofs on buildings from before 2000 may contain asbestos, which a specialist asbestos surveyor should check before anyone disturbs them. Felt, rubber and fibreglass coverings each need a different approach. We do not test for asbestos, but our reports may flag materials that could contain it.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Your questions about flat roof surveys in Thame

Can you look at the flat roof of a hotel or office near Thame?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building.

Do you cover Thame?

Yes, Thame is within the area we cover. We work right across London and the South East. Just phone 07833 053749 or use the contact form and let us know about the property.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What’s in the survey report?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put by urgency where it matters.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

What a flat roof survey looks like in Thame

Adwell House, about 3.9 miles south, is one of the historic houses in the wider area around Thame. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Landlords with a home close to Haddenham & Thame Parkway station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you look after a building such as Barley Hill Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely. Most surveys take about one to two hours for a house, and longer for a large or complex roof. A visit in Thame runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. If you will not be there yourself, let us know who will let us in.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Leave side gates unlocked
  • Clear the way to the loft hatch

Useful tips for Thame property owners

Most of what helps is simple and safe from ground level. Our suggestions:

  • Plan a survey before the covering reaches the end of its usual life
  • Check from a window for ponding after heavy rain
  • Check that new brackets or units haven’t damaged the covering
  • Check ceilings under the roof for damp patches

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Testing older roof sheets for asbestos
  • A promise that the roof will not leak in future
  • Fragile surfaces, which we don’t walk on

If in doubt, ring 07833 053749 or email us and we will point you to the right survey. The full list of what we check.
