What a flat roof survey looks like in Aylesbury

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Take a building like Buckinghamshire UTC: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you own a rental within reach of Aylesbury station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you run a business near Friars Square, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Flat roof surveys for homes and businesses in Aylesbury

A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. If you’re worried about signs of deflection in the roof deck and blocked or damaged outlets, we can find out what’s behind it, whatever the roof.

A place the size of Aylesbury has flat roofs on extensions, garages, dormers, shops, offices and blocks of flats. Typical lives vary: felt frequently around 15–20 years, EPDM around 30–50, GRP up to about 30. Signs of age include ponding, blisters, splits and lifting upstands. Those are typical ranges, and workmanship matters as much as the material.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

How the survey changes by roof type

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. Our report notes crazing, cracks and any likely entry points.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

What a flat roof survey does not cover

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • An exact number of years the roof has left
  • Whether old sheeting or boards contain asbestos
  • What’s under the membrane without opening it up

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Aylesbury, we survey everything from flats and houses to commercial buildings. Each building type brings its own access questions, from shared stairwells to locked plant rooms. Surveys can be booked for any day of the week.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

What affects the price in Aylesbury

When we price a survey, we consider:

  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available
  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What we need to know

We’ll typically ask about:

  • Any photos you have, taken from ground level or a window
  • The property’s address and postcode
  • The type of building and roof, like pitched or flat
  • Anything about access we should know

To get a price for flat roof surveys in Aylesbury, ring 07833 053749 or drop us an email. A few details about the property and the roof help us price the survey accurately.

Tips that help

These tips come from what we see on roofs every week:

  • Have the roof looked at again after a severe storm
  • Check that new brackets or units haven’t damaged the covering
  • Treat rooflights and old sheeting as fragile
  • Look for standing water a day after rain

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys typically lasts longer.

Common questions in Aylesbury

How should I get ready for a visit in Aylesbury?

It is useful to clear access to the loft, and to let us know about leaks, damp patches or recent work. Parking and access details for Aylesbury help us plan the visit.

Does a conservation area affect roof work in Aylesbury?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

How much does a flat roof survey cost in Aylesbury?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Is ponding on a flat roof a problem?

Standing water a day or two after rain usually needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

How long does the survey take?

It typically takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. You’ll then get the report by email, on the timescale of your package.
