Flat roof survey in Buckingham

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. If you’ve noticed blocked or damaged outlets and standing water left after rain, we can find out what’s behind it, on mastic asphalt, single-ply membranes and upstands and outlets alike.

Garages and porches on estates in towns like Buckingham often have flat roofs. Some older garages have cement sheet roofs, which on buildings from before 2000 may contain asbestos, which a specialist asbestos surveyor should check before anyone disturbs them. Felt, rubber and fibreglass coverings each need a different approach. We don’t test for asbestos, but our reports may flag materials that could contain it.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

How the survey works

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. For a visit in Buckingham, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Visits can be on weekdays, Saturdays or Sundays.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Jot down any questions you want answered
  • Keep pets in another room

Advice

How the survey changes by roof type

Single-ply membranes

Single-ply relies on its welded laps staying sound. We look at seams, corners and the joints around outlets and upstands.

Felt and built-up roofs

On felt, the upstands and edge details often fail before the main surface. We check each one and photograph any that have split or pulled away.

FAQs for Buckingham

What do I need to do before a survey in Buckingham?

Not much. Unlock side gates, keep pets in another room and dig out any invoices from past roof work.

Does a conservation area affect roof work in Buckingham?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will the survey show why my flat roof is leaking?

The survey covers the covering and all the details where leaks normally begin, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Do you work in Buckingham?

Yes. We cover Buckingham and the rest of Buckinghamshire. For a price, ring 07833 053749 or drop us an email.

What types of flat roof do you survey?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

How we price flat roof surveys

To price your survey, we look at:

  • How big the roof is
  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own
  • The use of thermal imaging or a drone

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • The type of building and roof, such as pitched or flat
  • Any marks or damp showing indoors
  • What’s prompted the survey
  • Anything about access we should know

If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.

Honest limits

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Parts of the roof that are not safe to walk on or view
  • Structural calculations, which need a structural engineer
  • Asbestos testing, which needs a specialist asbestos surveyor

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

Do you need a flat roof survey in Buckingham?

Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

It is worth booking a survey if you’ve seen:

  • Failed upstands where the roof meets a wall
  • Water getting in at rooflights
  • Blistering in felt or asphalt
  • Splits and cracks in the covering

Anyone responsible for a site like George Grenville Academy will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Before you book any roof surveyor

  • What’s outside the scope of the survey
  • Whether you get a written report with photos
  • Which viewpoints they use to see the roof
  • Are they insured for the work?

What a good roof survey covers

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Keep records of when the roof was laid and what work has been done
  • Have the roof looked at again after a severe storm
  • Ask whoever fits equipment on the roof to make good the covering
  • Check ceilings under the roof for damp patches

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

Flat roof surveys in Buckingham: local notes

The wider area around Buckingham has a long history of building, with Stowe House about 2.8 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

If your home is one of the older ones in the streets near St Peter and St Paul, the joins between later flat roofs and the old walls are where problems normally start.
