Middle Claydon questions
Do you cover Middle Claydon?
We do. The survey and report are the same in Middle Claydon as anywhere else, and visits run on weekdays and weekends.
How do I find out if my home in Middle Claydon is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
What do I do with the report?
We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
How experienced are you?
More than 5,000 surveys over 20+ years.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Will I get photos?
Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.
Can you survey any kind of flat roof?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you do not know what your roof is, we’ll identify it on the day.
Flat roof survey in Middle Claydon: what you get
A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. Typical surveys look at splits and cracks in the covering and dips that suggest the deck is deflecting, on upstands and outlets, GRP fibreglass and EPDM rubber.
Somewhere as small as Middle Claydon, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included when you book.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

When to book a survey in Middle Claydon
A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
Common reasons to book include:
- Blisters and bubbles in the covering
- Pools of water lying on the roof
- Dips that suggest the deck is deflecting
- Water getting in at rooflights
Take an older house close to Church of All Saints: the flat roofs on later extensions tend to wear out long before the main roof.

Local flat roofs in Middle Claydon
Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Claydon House, about 0.3 miles south, is one of the historic houses in the wider area around Middle Claydon. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
For site and facilities teams at buildings like East Claydon Church of England School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What a flat roof survey doesn’t cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- Whether the deck or joists are strong enough
- The condition of the deck or insulation hidden under the covering

- Upstands and outlets
- EPDM rubber
Tips from our surveys
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:
- Book a survey every few years
- Keep outlets clear of leaves and moss
- Note the date and type of any roof work
- Note where water lies after a downpour
Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.
What we look for on each type of roof
EPDM rubber
An EPDM rubber roof is usually one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.
Checking the roof from the ground
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
How it works
The visit has one job: to look at the flat roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit normally takes about one to two hours on an ordinary house, or half a day or so for a commercial building. In a small place like Middle Claydon, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
