About our flat roof survey in Turnfurlong
Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. We’re often asked to look into failed seals around rooflight kerbs and cracked or split membrane, on mastic asphalt, felt flat roofs and upstands and outlets.
Flat roofs in smaller places like Turnfurlong can be more exposed, especially where nothing shelters them, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away. A flat roof that still holds water days after rain is also worth a closer look.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

How it works
The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect an hour or two for most houses, or half a day or so for a commercial building. In a smaller place like Turnfurlong, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from ground level, windows and the roof where it is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.

What happens if roof problems are left?
A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. Blocked gutters on homes around Turnfurlong overflow and soak walls, particularly where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You’ll know the exact price before booking.

Questions from Turnfurlong
Do you cover Turnfurlong?
Yes, Turnfurlong is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Will you come out to Turnfurlong?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you survey a shared roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Does the survey cover asbestos?
Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.
Can you find where water is getting through my flat roof?
We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.

Flat roof surveys around Turnfurlong
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.
For an older house near a landmark like Holy Trinity, the joins between later flat roofs and the old walls are where problems usually start. If you look after a shop, office or commercial unit, for example near Friars Square, flat roofs over shops and units are easy to forget until water comes through a ceiling. Landlords with a home close to Aylesbury station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Turnfurlong is about 1 mile south-east of Aylesbury, in Buckinghamshire. We visit Turnfurlong as part of our work across Buckinghamshire, for houses, flats and commercial buildings. We cover towns and villages across Buckinghamshire. For surveys nearby, see our Milton Keynes page.

Checking the roof from ground level
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
When you need someone else
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- Structural calculations, which need a structural engineer
- What’s under the membrane without opening it up
- A fixed date for when the roof will need replacing
If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey. The full list of what we check.
What we check
- Upstands and outlets
- Felt flat roofs
- Mastic asphalt
- GRP fibreglass
- EPDM rubber
- Single-ply membranes
What we look for on each type of roof
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.
