What affects the price in Adstock

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The height of the building and how the roof can be seen safely
  • Chimneys, valleys, parapets and other details
  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What we need to know

We will usually ask about:

  • When you need the report by
  • The reason for the survey, like buying, a leak or storm damage
  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one

Once you know what you need, call 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

How a flat roof survey works in Adstock

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey felt flat roofs, single-ply membranes and upstands and outlets, and the problems we’re asked to look at most are failed seals around rooflight kerbs and raised blisters across the surface.

Somewhere as small as Adstock, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included as you book.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

How the survey changes by roof type

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

EPDM rubber

EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. Those details are where we focus.

What we cannot see

It’s useful to know what a survey will not do before booking:

  • Whether old sheeting or boards contain asbestos
  • A fixed date for when the roof will need replacing
  • A structural engineer’s assessment of the deck

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.

What we check

  • Felt flat roofs

  • EPDM rubber
  • Single-ply membranes

Questions from Adstock

Do you cover smaller places like Adstock?

Yes, Adstock is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you carry out roof surveys in Adstock?

Yes, Adstock is one of the places we work. Every survey there gets the same written report with photos.

Will the survey show why my flat roof is leaking?

The survey covers the covering and all the details where leaks normally begin, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

What happens next?

The report arrives by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

How long will you be at the property?

That depends on the size and shape of the roof; most visits take between one and two hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How fast do I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Local flat roofs in Adstock

Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. About 3.2 miles south lies Claydon House, a reminder of how long the area around Adstock has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Take a building like Padbury Church of England School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. The streets around a church such as Church of St Cecilia are often among the oldest in a place, and if yours is one of the older homes nearby, the flat roofs on later extensions tend to wear out long before the main roof.

Adstock is about 3 miles south-east of Buckingham, in Buckinghamshire. Adstock is part of the area we cover across London and South East England. Our area takes in places right across Buckinghamshire. We also survey roofs in Milton Keynes.

Useful tips for Adstock property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Keep records of when the roof was laid and what work has been done
  • Note any new marks on ceilings beneath the roof
  • Check that new brackets or units haven’t damaged the covering
  • Keep clear of rooflights and fragile roof sheets

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

How the survey works

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes about one to two hours for a small flat roof at home, and longer for a large commercial one. Around Adstock, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Make sure the loft hatch can be reached
  • Agree roof access with the managing agent if it is shared
  • Gather any invoices or paperwork from past roof work
