How a landlord roof survey works in Adstock

We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them and the loft where access is safe. Typical surveys look at damp or stains in top-floor flats and missing or loose roof coverings, on gutters and downpipes, shared roofs and rented houses.

In a village or hamlet like Adstock, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What a survey costs

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Features like valleys, chimneys, dormers and parapets
  • How big the roof is
  • How tall the building is and how easy the roof is to see
  • The use of thermal imaging or a drone

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Helping us price your survey

A few details help us suggest the right survey and price. When you contact us, let us know:

  • Photos of the roof, taken safely from ground level or a window
  • Where any leaks, stains or damp patches show inside
  • The type of building and roof, such as pitched or flat
  • Whether there is a loft hatch, a shared roof or tricky access

For a price for landlord roof surveys in Adstock, phone 07833 053749 or send us an email. The address, the type of property and what you’d like to know help us price the survey accurately.

Different roofs, different checks

Roof spaces and lofts

The roof space shows a lot about a roof’s condition. We go into the loft where it’s safe looking for water marks and gaps.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for a single let house, with blocks of flats taking longer. You’re welcome to ask questions while we are there. Cottages and farmhouses around Adstock frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Getting ready for the survey

  • Tell us about parking before the day
  • Have any questions written down, so nothing gets missed
  • Make sure pets are kept safely away

Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Parts of the roof we cannot safely see or access
  • The structure in the way a structural engineer would assess it

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

What this survey covers

  • Rented houses
  • Flat roofs on blocks
  • Blocks of flats
  • Converted houses
  • Gutters and downpipes
  • Shared roofs

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

What a landlord roof survey looks like in Adstock

Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. About 3.2 miles south lies Claydon House, a reminder of how long the area around Adstock has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Padbury Church of England School: a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near Church of St Cecilia, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions from Adstock

Do you cover smaller places like Adstock?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Do you carry out roof surveys in Adstock?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is this survey just for landlords?

Anyone who looks after a let or shared building can book it: landlords, agents, freeholders and residents’ management companies.

What’s the best way to book?

To arrange a survey, call 07833 053749 or send us an email and tell us the address and what you’d like to know. We will confirm the price and find a day that suits.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. We look at the parts we are given access to, and the report makes that clear.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Is the report suitable for a maintenance plan?

Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. Repair costs aren’t included, but contractors can price from it.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.
