Landlord roof surveys in Haddenham

Landlord roof survey in Haddenham

Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. We survey gutters and downpipes, shared roofs and converted houses, and common reasons people get in touch are splits and blisters in flat roof coverings and worn ridges, hips and verges.

Houses in smaller places like Haddenham can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

We keep jargon out of it: if work is needed, the report says so clearly.

What we do, step by step

Once we’ve finished looking, we write up our findings as a report with photographs, emailed to you. As for time on site, most surveys take roughly 1–2 hours for a single let house, with blocks of flats taking longer. With a bit of garden around a house, as there often is around Haddenham, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Unlock side gates and any roof access doors
  • Tell us about parking before the day
  • If you are buying, let the agent know when we are coming

Advice

Haddenham: your questions answered

How do I find out if my home in Haddenham is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Haddenham?

We do. Villages and rural addresses get the same survey as a town house.

Do you need to get into the loft?

Normally, if there is one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

How much time does the visit need?

Most visits to a house take about 1–2 hours and larger buildings take longer.

Do you need access to all the flats?

Sometimes, yes. If the roof space or a flat roof is reached through a flat, we need access to it so please give residents notice.

What we look for on each type of roof

Pitched roofs on houses and blocks

Slipped slates on older roofs can point to corroded nails. The report records it.

Roof spaces and lofts

Looking inside the roof often tells us more. We go into the loft where it is safe, looking for staining, damp and daylight.

Surveys for landlords and agents in Haddenham

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the let or shared roof, with photos.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or use the contact form with the addresses.

Common roof problems in Haddenham

A single building may have pitched roofs, flat roofs and rear additions. They all age at different rates and the smaller roofs are easy to forget.

A survey makes sense if you’ve noticed:

  • Gaps where tiles or slates have slipped
  • Ponding or splits on flat roofs
  • Damaged party-wall upstands or parapets
  • Damaged pots and flaunching

For an older house near a landmark such as Parish Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before booking any roof surveyor

  • How long the report takes to arrive
  • Are they insured for the work?
  • What follow-up you get after the report
  • Whether the price includes VAT

What to expect from a roof survey

Why get it checked now?

A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later helping you spread the work. Tradespeople may need to travel further to a smaller place like Haddenham, so it’s useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

What you get with us

Haddenham homes and their roofs

About 4.9 miles north lies Waddesdon Manor, a reminder of how long the area around Haddenham has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Anyone responsible for a site like Haddenham Community Infant School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Haddenham & Thame Parkway station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

  • Commercial roofs and larger buildings
  • The size of the roof

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
