Roof surveys across HP17

Roof survey in HP17: how it works

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey clay and concrete tiles, lead flashings and ridges, hips and valleys, and people most frequently book us about leaking gutter joints and downpipes and leaning or weathered chimney stacks.

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take an hour or two at a typical home, and about three to four hours for a commercial roof.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe viewpoint outside.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How our prices work

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

Homes and roofs across HP17

Across HP17, we survey roofs for owners, landlords and agents, from Haddenham, Queens Park and Stone to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.

We survey roofs across London and South East England, and HP17 is part of that. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.

Haddenham: With Waddesdon Manor about 4.9 miles north, the area around Haddenham has a long history. Older homes in the area may have roofs that need matching materials when work is done. For an older house near a landmark such as Parish Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.

Why get it checked now?

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. A survey checks them while they’re still dry.

Before booking any surveyor

  • Their track record with similar roofs
  • When you will get the report
  • Which parts of the roof they’ll actually see
  • Whether any drone flown is registered with the CAA

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

We survey roofs for landlords and agents as well as householders. A written report with photographs gives you a clear record of the roof, which helps you plan work between tenancies.

How we price roof surveys

When we price a survey, we consider:

  • Height and safe access
  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you want to find out.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • The type of building and roof, such as pitched or flat
  • The address and postcode of the property
  • What’s prompted the survey
  • Any photos you have, taken from the ground or a window

Unsure which package suits your roof? It’s easiest to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Different roofs, different checks

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.

Flat roof coverings

Felt flat roofs frequently last around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We look at how the covering is wearing.

Checking the roof from ground level

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Questions from HP17

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

Do you give a life expectancy for the roof?

We don’t give a number of years. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What’s the best way to book?

Just call 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.

Do you test for asbestos?

No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

How much does a roof survey cost in HP17?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.
