Independent roof surveys in Gibraltar

About our roof survey in Gibraltar

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. If you’ve noticed standing water on a flat roof and loose chimney pots, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Gibraltar are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What happens on the day

We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for a house, and more on a big or complicated roof. Around Gibraltar, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Getting ready for the survey

What happens if roof problems are left?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Finding it early keeps the work smaller. Outbuildings and barns around Gibraltar are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

  • Roof area
  • Any need for thermal images or a drone flight

Booking your survey

Here’s what helps us most when you contact us:

  • How the loft is reached, if there is one
  • The reason for the survey, such as buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors
  • Any photos you have, taken from the ground or a window

What we can’t see

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • What’s under the slates, tiles or felt
  • A promise that the roof will not leak in future
  • A structural engineer’s report

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before booking. The full list of what we check.

Questions from Gibraltar

Will you come out to Gibraltar?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Does a conservation area affect roof work in Gibraltar?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

How much does a roof survey cost in Gibraltar?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Do you give a life expectancy for the roof?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

What’s covered in a roof inspection?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

Do you go up on the roof?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Watch for slipped slates after bad weather
  • Mention any flat roofs as well as the main roof
  • Have details of recent roof work to hand
  • Keep the report with your property records

Keep the report with your property records. It is a useful baseline for future surveys, and it can help when you sell.

Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Roofs, chimneys and gutters in Gibraltar

With Waddesdon Manor about 3.8 miles north-west, Gibraltar sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Landlords with a home close to Haddenham & Thame Parkway station may find that the gap between tenancies is a good time to have the roof looked at. Take an older house close to Church of Saints Peter and Paul: old fixings, lead flashings and tall chimneys are typical of older roofs.
