Local roofs in Buckingham
A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
For an older house near a landmark such as St Peter and St Paul, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Stowe House, about 2.8 miles north-west, is one of the historic houses in the wider area around Buckingham. On a period home nearby, the survey separates sound original work from tired later repairs.
Buckingham is about 10 miles west of Milton Keynes, in Buckinghamshire. We cover Buckingham and the rest of Buckinghamshire. We cover towns and villages across Buckinghamshire. You can also see our page for Milton Keynes.

Roof survey in Buckingham
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are ponding, splits or blisters on flat roofs and blocked, sagging or leaking gutters, on the roof space, ridges, hips and valleys and lead flashings.
In a town like Buckingham, most homes are houses whose owners look after their own roofs. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. The report sets out what needs attention, prioritised by urgency where relevant, whether you live in the house or let it. Photos show you exactly what was seen, even on parts you can’t reach yourself.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

For landlords and managing agents
Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.
Signs you need a roof survey in Buckingham
Slates and tiles frequently outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.
It’s worth booking a survey if you’ve seen:
- Flashings that have come away from the wall
- Cracked or blistered flat roof coverings
- Gutters that overflow in heavy rain
- Debris building up in roof valleys
For site and facilities teams at buildings such as George Grenville Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
What to check before booking
- Whether the price includes VAT
- Whether the roof space is looked at, where there is one
- What the survey will not cover
- Whether any drone flown is registered with the CAA
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Buckingham: your questions answered
Is there anything to prepare before you come to Buckingham?
Very little. Unlock side gates, keep pets in another room and dig out any invoices from past roof work.
Do you cover Buckingham?
Yes. We survey roofs across London and the South East, and Buckingham is part of that. Just phone 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.
Which days do you carry out surveys?
We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or email us.
What’s the best way to book?
Simply ring 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Do I need to be at home?
Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Will you climb onto the roof?
Only where it is safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
What happens on the day
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours for most homes, depending on how many separate roofs there are. Semi-detached and terraced homes in a town like Buckingham often share a roof line with the neighbours, so shared parts are looked at as far as they can be seen from your property. Tell us about any known leaks, past repairs or building work when booking.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.

Before and after the survey
There is plenty you can do without going near the roof. Here’s what helps most:
- Mention any flat roofs as well as the main roof
- Gather any paperwork for past roof work
- Move stored items away from the loft hatch
- Let us know about any leaks or stains you’ve seen
Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.
Every so often, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.
What we can’t see
It helps to know what a survey will not do before booking:
- Asbestos testing of any kind
- A full building survey of the property
- Faults hidden behind ceilings or boarding
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.
