Chimney surveys for homes and businesses in Buckingham
A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photographs and recommendations. If you are worried about signs that a stack is leaning and pots or cowls that look unsafe, a survey will tell you what’s going on, whatever the roof.
Buckingham mixes older houses, frequently slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Chimney surveys in Buckingham: local notes
The wider area around Buckingham has a long history of building, with Stowe House about 2.8 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For site and facilities teams at buildings such as George Grenville Academy, large buildings have long gutter runs and big roofs that need checking like any other.

Do you need a chimney survey in Buckingham?
Flashings seal the gap where a stack passes through the roof. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead flashings can also be stolen.
Here are some of the things we see frequently:
- Cracked or missing flaunching
- A chimney out of line
- Damp patches on chimney breasts
- Loose, cracked or missing pots
If your house is among the older ones in the streets near St Peter and St Paul, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Prices for chimney surveys in Buckingham
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Chimneys, valleys, parapets and other details
- The number of roofs, including extensions and garages
- How tall the building is and how easy the roof is to see
- The type of building, from a house to a block or an office
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
Booking your survey
Getting the details right at the start saves time. It is useful to include:
- Pictures of the roof from a safe spot, if you have them
- Where water is showing inside, if it is
- The style of property, from a terrace to a block
- Dates you’re working to, such as exchange
When you’re ready to go ahead, call 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
The survey, step by step
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. Semi-detached and terraced homes in a town like Buckingham often share a roof line with the neighbours, so we look at what can be seen of the shared parts from your side. It helps to know about previous repairs, leaks or recent work, so time on site goes where it’s needed.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- We inspect each stack from safe viewpoints outside.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
- You get a written report with photos and our recommendations.
Preparing for the visit
- Note where any stains or damp appear
- For a flat or shared roof, check access with the building owner or managing agent
- Leave a clear route to the loft

Advice
Buckingham: your questions answered
Do you cover Buckingham?
Yes, Buckingham is one of the places we work. Every survey there gets the same written report with photos.
What do I need to do before a survey in Buckingham?
Very little. Keep pets out of the way, leave side gates unlocked and have any old roof paperwork handy, and the visit in Buckingham can get straight on.
Do you use drones?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.
Can you find out why my chimney breast is damp?
There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

Checking the roof from the ground
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What this survey can’t tell you
We only report what can safely be seen on the day, so some things are outside what a survey can do:
- Whether the flue is safe to use
- What’s inside the brickwork or behind render, without opening up
- Gas safety checks, which need a Gas Safe registered engineer
If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey. What a survey covers and doesn’t.
What we look at
- Lead flashings
- Shared and party-wall stacks
- Chimney pots and cowls
