Thermal roof surveys around Buckingham

Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. With Stowe House about 2.8 miles north-west, Buckingham sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like George Grenville Academy: big roofs are where close-up aerial shots and thermal images show the most at once. For an older house near a landmark such as St Peter and St Paul, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

How a thermal roof survey works in Buckingham

Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they don’t. Where something cannot be confirmed, we say what would help next. If you’ve noticed damp around chimneys and parapets and missing or slipped insulation, a survey will tell you what’s going on.

In older houses around Buckingham, loft insulation can be thin, patchy or missing in places. Thermal imaging can show where heat escapes, and it can also point to damp patches. It shows temperature, so anything that looks like moisture is checked with a meter. Results depend on the conditions, which is why the date is chosen with care.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes between one and two hours at a typical home, or half a day or so for a commercial building. A visit in Buckingham runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. Someone needs to let us in, so let us know who that will be.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Check pets are kept safely away
  • If the roof is shared, arrange access with whoever manages the building

Advice

What happens if roof problems are left?

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. Around Buckingham, water from a roof defect often goes unseen for a while, soaking loft insulation, wall tops and timbers. By the time a stain appears on a ceiling, there’s more to put right.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Thermal roof survey starts from £400, including VAT.

Your questions about thermal roof surveys in Buckingham

Is Buckingham in the area you cover?

Yes, Buckingham is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

Is there anything to prepare before you come to Buckingham?

Clear the way to the loft hatch if there is one, and tell us about any leaks, stains or past repairs. Parking and access details for Buckingham help us plan the visit.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Does the report include photographs?

Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.

What do I do with the report?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Is thermal imaging useful on pitched roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and cannot tell you, and we check them with a visual inspection and moisture readings.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Remember the conditions on the day affect the results
  • Don’t climb onto the roof to look for leaks yourself
  • Do not switch the heating off before the visit
  • Let us know where and when you’ve seen damp or stains

The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.

Check loft insulation covers the whole area and hasn’t been disturbed. Gaps frequently appear after work in the loft.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • House, block, shop or office
  • Which survey package you book
  • The height of the building and how the roof can safely be seen
  • If the survey needs thermal imaging or a drone

Our price is from £400, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Booking your survey

If you can, have these to hand when you get in touch:

  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know
