Gutter surveys for homes and businesses in Buckingham
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, we will say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey eaves gutters, valley gutters and downpipes, and people most often book us about joints that drip after rain and overflowing eaves gutters.
Buckingham mixes older houses, frequently slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

Different roofs, different checks
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints as far as we can see them.
Aluminium and other metal gutters
Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.
What you can safely check yourself
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Gutter surveys around Buckingham
Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. With Stowe House about 2.8 miles north-west, Buckingham sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
For an older house near a landmark such as St Peter and St Paul, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings like George Grenville Academy, a written record of a large roof helps plan work for the holidays rather than in term time.

- Whether you choose the Basic, Standard or Premium Survey
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Questions from Buckingham
Is there anything to prepare before you come to Buckingham?
Clear the way to the loft hatch if there is one, and tell us about any leaks, stains or past repairs. Let us know about parking and access in Buckingham too.
Is my home in Buckingham listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Will you walk on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
What happens next?
The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
Will you check the drains below ground?
No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we will tell you.
Could my damp wall be caused by the gutters?
Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

What this survey can’t tell you
Without opening up the roof, some things stay hidden, so a survey has limits:
- Confirming asbestos in older rainwater goods
- Pipes below ground level
- Gutters out of sight from each safe vantage point
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What our survey covers.
What we check
- Downpipes
- Fascias and soffits
- Parapet and box gutters
- Eaves gutters
- Valley gutters
- Outlets and hoppers
What happens on the day
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. For a home in Buckingham, the main things we need are a way into the loft, a route to the back garden and somewhere to park. If you won’t be there yourself, let us know who will let us in.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We check hidden gutters as far as safe access allows.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before the survey
- Make sure the loft hatch can be reached
- Keep pets inside or away from the areas we’re looking at
- Make a note of anything you’d like us to look at
