About our gutter survey in Padbury
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey outlets and hoppers, eaves gutters and downpipes, and common reasons people get in touch are leaves and moss blocking gutters and fascia boards damaged by overflowing water.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Honest limits
In fairness, a roof survey has limits:
- Parts of gutters that cannot be seen safely
- Rot or damp concealed behind fascias or inside walls
- The inside of a downpipe along its whole length
If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before you book. The full list of what we check.

- Parapet and box gutters
What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely. Most surveys take roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a small place like Padbury, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before the survey
- Tell us about parking before the day
- Have any paperwork from past roof work to hand
- Keep pets out of the way during the survey

FAQs for Padbury
How do I find out if my home in Padbury is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you carry out roof surveys in Padbury?
Yes, Padbury is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
How soon will I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when you book.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you survey underground drains?
No, CCTV drain work isn’t part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Do you use drones?
Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Tips from our surveys
Most of what helps is simple and safe from the ground. A few suggestions:
- Keep climbers away from the eaves
- Book gutter clearing once a year, more often near trees
- Watch ceilings under valley gutters for fresh marks
- Look for green streaks or damp patches on walls
How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It’s sent to you by email as soon as it’s ready.
Deal with drips, sags and loose downpipes early. Left alone, they usually grow and spilled water harms brickwork and woodwork.
Leave it or get it looked at?
Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now typically keeps the fix smaller. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.
How the survey changes by roof type
Lead-lined valley and parapet gutters
Some older roofs have a central valley running to the back and if it blocks, water can come indoors. It is inspected as far as safe access allows.
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded where they can be seen.
Roofs, chimneys and gutters in Padbury
The wider area around Padbury has a long history of building, with Claydon House about 3.3 miles south. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
For site and facilities teams at buildings such as Padbury Church of England School, a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
