About our gutter survey in Adstock

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Common reasons to book are cracked or loose downpipes and choked outlets or hopper heads, on eaves gutters, fascias and soffits and outlets and hoppers.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What you can safely check yourself

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • Look for green streaks or damp patches on walls
  • Look for downpipes coming loose
  • Don’t climb a ladder to look in the gutters
  • Get trees that overhang the gutters trimmed

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.

What happens if roof problems are left?

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Around Adstock, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Every price we give includes VAT. Gutter survey starts from £150, including VAT. You’ll know the price for the job before you book.

Local roofs in Adstock

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. With Claydon House about 3.2 miles south, Adstock sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Padbury Church of England School: a written record of a large roof helps plan work for the holidays rather than in term time.

Adstock is about 3 miles south-east of Buckingham, in Buckinghamshire. In Adstock, as across Buckinghamshire, every roof gets the same careful survey. Adstock is one of the towns and villages in Buckinghamshire we cover for gutter surveys. There is also a page for Milton Keynes.

We work across MK18 for gutter surveys. You will find streets such as Main Street, East Street and Greenfields, all of which we cover. Close by, we survey roofs in Padbury (1 mile west), Thornborough (2 miles north), East Claydon (3 miles south), Middle Claydon (3 miles south-west) and Steeple Claydon (3 miles south-west). Further out, we also cover Aylesbury (11 miles south-east), Elmhurst (11 miles south-east), Southcourt (12 miles south-east), Haydon Hill (10 miles south), Turnfurlong (12 miles south-east) and Haddenham (13 miles south).

Questions from Adstock

Do you cover smaller places like Adstock?

Yes, Adstock is on our map. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Adstock is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you walk on the roof?

Only if it is safe. We inspect whatever is safely visible: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. Anything we cannot see is noted in the report.

How do I arrange a gutter survey in Adstock?

To book, call 07833 053749 or send us an email and let us know the address and what you’d like to know. We will confirm the price and agree a day with you.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when booking.

Do you check valley and parapet gutters?

Yes, as far as they can safely be seen. We use the ground, windows, the roof space and the roof where it is safe, and by drone where it is applicable.

Is a Saturday or Sunday visit possible?

Yes. Surveys are carried out on weekdays, Saturdays and Sundays. To find a day that suits, ring 07833 053749 or send us an email.

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a small place like Adstock, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Leave side gates unlocked
  • Jot down any questions you want answered
  • Show us where any leaks or stains appear

Advice

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or send us an email with the addresses.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

When to book a survey in Adstock

Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

A survey makes sense if you’ve noticed:

  • Joints that drip after rain
  • Cracked or loose downpipes
  • Brackets that have dropped or snapped
  • Valley or box gutters that overflow inside

If your house is among the older ones in the streets near Church of St Cecilia, its chimney, valleys and lead work are likely to be the parts that need attention first.
