Gutter survey in Thornborough, Buckinghamshire
We take a careful look at the gutter at your property in Thornborough, with photos and a written report.
- Gutters full of debris and silt
- Fascia boards damaged by overflowing water
- Choked outlets or hopper heads
Why get it checked now?
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level but hidden gutters are another matter. Our survey covers everything that’s safely in view and records it with photos. Outbuildings and barns around Thornborough are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Gutter surveys for homes and businesses in Thornborough
We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We are often asked to look into fascia boards damaged by overflowing water and dripping or leaking gutter joints, across downpipes, parapet and box gutters and fascias and soffits.
Some older homes in villages like Thornborough are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.
Where we can’t see part of the gutter, the report says so. That way, it is clear what was covered and what wasn’t.

How it works
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes about one to two hours for a house, and about three to four hours for a commercial roof. Somewhere like Thornborough needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
How to prepare
- Make a note of anything you’d like us to look at
- Gather any invoices or paperwork from past roof work
- Point out any leaks or damp patches
Book a survey
A quick phone call is usually the easiest start: ring 07833 053749 or send us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

What affects the cost of gutter surveys
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- House, block, shop or office
- If the survey needs thermal imaging or a drone
- The height of the building and how the roof can be seen safely
- Extensions, dormers and garages with roofs of their own
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
What we need to know
There’s no need for technical words. Just tell us:
- Why you want a survey: buying, a leak, a storm or new work
- Where water is showing inside, if it is
- Pictures from the garden or a window, if you have them
- Anything about access we should know
If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, call 07833 053749 or use the contact form.
Checking the roof from ground level
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
Thornborough homes and their roofs
The wider area around Thornborough has a long history of building, with Stowe House about 4.9 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Take an older house close to Church of St Mary: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Thornborough Infant School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run seven days a week, which can make access easier.
Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the visit with that in mind.
What we look for on each type of roof
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it’s safe to see.
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

Thornborough: your questions answered
Do you cover Thornborough?
Yes. We survey roofs across London and the South East, and Thornborough is part of that. You can ring 07833 053749 or send us an email with the address and a few details.
How do I find out if my home in Thornborough is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is a CCTV drain survey included?
No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.
Do you use drones?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Can you tell me if my old gutters contain asbestos?
No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
What’s the price of a gutter survey?
Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, call 07833 053749 or drop us an email.
