About our gutter survey in Southcourt

We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Typical surveys look at water backing up from a hidden gutter and brackets that have dropped or snapped, on outlets and hoppers, valley gutters and eaves gutters.

Houses in smaller places like Southcourt can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

What we’re asked to look at in Southcourt

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead is also a target for theft.

Here are some of the things we see frequently:

  • Brackets that have dropped or snapped
  • Overflowing valley or parapet gutters
  • Choked outlets or hopper heads
  • Leaves and moss blocking gutters

For landlords with property near Aylesbury station, a roof report helps you deal with small faults before they turn into a call from a tenant.

  • Their report turnaround times

What happens on the day

We do not take risks to get a closer look. We inspect what can safely be seen, and anything we cannot see is noted in the report. Most visits take between one and two hours at a house, depending on how many gutter runs and downpipes there are. A visit to a smaller place like Southcourt is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Your questions about gutter surveys in Southcourt

Will you come out to Southcourt?

Yes. Southcourt is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you survey roofs for landlords with property near Aylesbury station?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or email us and tell us about the building, including who will give access on the day.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

Will you walk on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

What will the report tell me?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

Different roofs, different checks

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

The streets around a church such as Church of the Good Shepherd are frequently among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you run a business near Friars Square, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Tips from our surveys

You don’t need to be a roofer to help. What helps most:

  • Book gutter clearing once a year, more frequently near trees
  • Check that downpipes are firmly fixed to the wall
  • Get trees that overhang the gutters trimmed
  • Note any damp stains below the gutters

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.
