Roof leak investigation in Southcourt: what you get

We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. Typical surveys look at condensation that looks like a leak and damp ceilings under a flat roof, across flat roof details, lead flashings and slate and tile slopes.

In a smaller place like Southcourt, some roofs face open ground, where driving rain gets into any gap at a ridge, verge or flashing. If a leak shows only when the wind is in a certain direction, that is a useful clue. It helps to know when and where the water appears. Gutters and downpipes on the exposed side are worth a look as well.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why get it checked now?

Lingering damp encourages mould on ceilings and walls. It’s unpleasant, and it’s harder to deal with once established. Finding the leak comes first. Around Southcourt, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Southcourt questions

Do you carry out roof surveys in Southcourt?

We do. Every survey there gets the same written report with photos.

How do I find out if my home in Southcourt is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How do you tell a leak from condensation?

It’s a common question. A leak typically shows in one area and follows rain, while condensation is frequently widespread and worst on cold days. We tell you which it is most likely to be.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To arrange a date, phone 07833 053749 or drop us an email.

Is there anything I need to do before the visit?

Note when the leak appears and what the weather was doing. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.

Can you trace a leak in dry weather?

Normally, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. Some parts of a survey depend on the weather, so a visit to Southcourt is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the roof space above it.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it’s shared
  • Have keys ready for side gates, garages or roof access doors

Different roofs, different checks

Chimney stacks

Water that gets in at the top can show up lower down. Open, unused pots let rain fall down the flue.

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. When one blocks, water ponds and finds any weak spot. We check outlets and the covering around them.

Common roof problems in Southcourt

Condensation is often mistaken for a leak. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly where ventilation is poor. Drips from nails and damp underlay are typical signs.

Problems we come across frequently include:

  • Damp patches next to the stack
  • Damp walls below an overflowing gutter
  • Ceiling stains that grow after rain
  • A leak that comes and goes with the weather

Take a building like Ashmead Combined School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Choosing a roof surveyor

  • What experience they bring
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Will the report include photos?
  • Their insurance cover

Roof leak investigations around Southcourt

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

For businesses in and around places such as Friars Square, a quick answer on where water is coming in keeps a business running. If your house is among the older ones in the streets near Church of the Good Shepherd, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
