What a pre-purchase roof survey looks like in Southcourt
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
The streets around a church such as Church of the Good Shepherd are often among the oldest in a place, and if yours is one of the older homes nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

How a pre-purchase roof survey works in Southcourt
Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. Common reasons to book are old water stains in the roof space and cracked flaunching or crumbling chimney pointing, on the roof space, gutters and downpipes and chimney stacks.
Houses in smaller places like Southcourt can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you’re buying or signing off new work, those edges deserve a proper look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Signs you need a pre-purchase roof survey in Southcourt
Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs.
Common reasons to book include:
- Ponding, blisters or splits on a flat roof
- Signs of past leaks inside the loft
- Gutters that overflow or drip at the joints
- Quick fixes on flashings and valleys
If you let a flat or house near Aylesbury station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Why act early in Southcourt
A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage lets you deal with it as soon as you move in. Tradespeople may need to travel further to a smaller place like Southcourt, so it helps to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The condition of the rest of the house (that’s a RICS home survey)
- Defects hidden under coverings or inside walls without opening up
- Confirmation of asbestos in cement sheets or soffits
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

Useful tips for Southcourt property owners
From years of surveys, a few habits stand out:
- Don’t leave it until just before exchange
- Check the lease for roof repair responsibilities
- Ask for loft access on the day
- Ask whether there are papers for past roof work
With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we cannot promise any result.
After you move in, have leaves and moss cleared from gutters and valleys, particularly after autumn. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.
What affects the cost of pre-purchase roof surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- Whether thermal imaging or a drone is needed
- Height and safe access
- The shape of the roof and its details
- Basic, Standard or Premium
Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Southcourt: your questions answered
Do you cover Southcourt?
Yes, Southcourt is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or email us and let us know about the property.
Is Southcourt within the area you cover?
Yes, Southcourt is on our map. A small place gets exactly the same survey as a big one.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
What if it rains on the day?
Light rain is typically fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Do I need a roof survey if I’m having a RICS survey?
It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and that is where a roof survey helps. It does not stand in for a RICS survey.
Do you go up on the roof?
When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space, and a drone is part of the Premium Survey where it applies.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
How the survey works
After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, it typically takes about one to two hours for most houses, though large, tall or awkward roofs take more time. Some parts of a survey depend on the weather, so a visit to Southcourt is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Preparing for the visit
- Move anything stored under the loft hatch
- For flats, make sure roof access has been agreed
- Keep pets inside or away from the areas we are looking at
