Pre-purchase roof surveys for homes and businesses in California
The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, because nothing is binding yet. We survey seven days a week, which helps when the chain is moving fast. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Typical surveys look at signs of past leaks inside the loft and patch repairs that may hide an ongoing problem, on clay and concrete tiles, chimney stacks and lead flashings and valleys.
Houses in smaller places like California can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather typically shows first. For a purchase or a new roof, those exposed edges are checked closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

California: your questions answered
Does a conservation area affect roof work in California?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you carry out roof surveys in California?
Yes, California is one of the places we work. The survey and report are the same in California as anywhere else.
Do you need access inside the house?
Where possible, yes. We look in the roof space where there is safe access, and views from upper windows help too. Access is usually arranged through the agent or seller.
Does the weather affect the survey?
It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.
Are you insured?
Our cover is professional indemnity plus public liability, and details are available on request.
How long does the survey visit take?
Allow roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. We’ll give you an idea of timing when booking.
What’s the best way to book?
It’s easiest to call 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays and at weekends.
Can I check my roof myself?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Useful tips for California property owners
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Find out whether the roof has been replaced or patched
- Check we’ll be able to get into the roof space
- Arrange the survey as soon as your offer is agreed
- Share the report with your solicitor
The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, so each quote covers the same ground.
Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.

What affects the cost of pre-purchase roof surveys
To price your survey, we look at:
- The shape of the roof and its details
- How tall the building is and how easy the roof is to see
- Any need for thermal images or a drone flight
- Extensions, dormers and garages with roofs of their own
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
What we need to know
We will normally ask about:
- Anything about access we should know
- Where the property is, with the postcode
- Your timetable, such as an exchange date
- What’s prompted the survey
Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll explain the options and the price.
For landlords and managing agents
Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
How the survey works
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. In a smaller place like California, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the loft space is agreed beforehand.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a photo-illustrated written report and recommendations before you exchange.
Before the survey
- Make a note of anything you’d like us to look at
- Clear the way to the loft hatch
- Check we can get to the back of the property
Booking a survey
A quick phone call is typically the easiest start: phone 07833 053749 or email us, and we’ll ask about the building and what you need. The price is agreed before a date is set.
Advice
What a pre-purchase roof survey looks like in California
A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
For landlords with property near Aylesbury station, a written report helps before buying a rental or paying for a new roof on one. If you own one of the older houses in the streets near Church of St Mary, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
