Pre-purchase roof surveys in Buckingham: local notes

About 2.8 miles north-west lies Stowe House, a reminder of how long the area around Buckingham has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Take an older house close to St Peter and St Paul: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Pre-purchase roof survey in Buckingham: what you get

A full home survey looks at the whole property, and the roof is only one part of it. We do not offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. The two sit side by side. We survey chimney stacks, natural slate and gutters and downpipes, and people most often book us about standing water on a flat extension roof and bitumen or mortar used in place of proper repairs.

Buckingham is the kind of town where older houses and newer estates sit side by side. Older roofs are often slate or clay tile, and many later houses have concrete interlocking tiles. Whether you’re buying or have just had a new roof, the checks depend on which you have, from fixings and underlay to ridges and valleys. Many older roofs also have felt underlay or none at all, which matters as much as the tiles.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget.

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

Buckingham questions

Do you cover Buckingham?

Yes, Buckingham is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or send us an email and tell us about the property.

How do I find out if my home in Buckingham is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you need to go inside the property?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access isn’t possible, we note it in the report.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Do you go up on the roof?

Only where it’s safe to do so. Much of the inspection is done from the ground, from windows and from the loft space. The Premium Survey adds a drone inspection where it applies.

Do I need a roof survey if I’m having a RICS survey?

It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.

At what stage of buying should I get the roof surveyed?

Book as soon as your offer is agreed. The report is most useful before exchange, while you can still ask questions and negotiate.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely. Most surveys take about one to two hours at a typical house, with time for the loft where it can be reached. For a visit in Buckingham, we need access to the loft, any rooms with leaks or stains, and the outside of the building. If there is a side gate or a rear garden, let us know how to reach it. Weekday and weekend visits are available.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Dig out any old roof reports or invoices
  • Agree roof access with the managing agent if it’s shared

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

Advice

How we price pre-purchase roof surveys

To price your survey, we check:

  • Extra roofs, like extensions, dormers or garages
  • Chimneys, valleys, parapets and other details
  • Basic, Standard or Premium
  • The use of thermal imaging or a drone

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

Helping us price your survey

Some details help us suggest the right survey and price. When you contact us, let us know:

  • The property’s address and postcode
  • Access details, such as a loft hatch or a shared roof
  • The kind of building and roof involved
  • The reason for the survey, such as buying, a leak or storm damage

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, ring 07833 053749 or send us an email.

Leave it or get it looked at?

Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, so you can plan work before small faults get bigger. A defect spotted early can be planned and budgeted for, whereas a leak tends to force the timing on you, in Buckingham as anywhere.

Pre-purchase roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

Roof by roof

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it is in.

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We note them with photos so you can ask about them.
