Pre-purchase roof survey in Turnfurlong

Buyers in Turnfurlong and right across London and South East England use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, phone 07833 053749 or email us. If you are worried about patch repairs that may hide an ongoing problem and blocked or leaking gutters, a survey will tell you what’s going on, on the roof space, flat-roofed extensions and dormers and chimney stacks alike.

In a smaller place like Turnfurlong, some houses face open ground, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather normally shows first. Whether you are buying or signing off new work, those edges deserve a close look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Common roof problems in Turnfurlong

Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.

Common reasons to book include:

  • Gutters that overflow or drip at the joints
  • Blistered or split felt on a flat roof
  • Lead that has worked loose at a wall or chimney
  • Damp timbers or stains in the loft

Landlords with a home close to Aylesbury station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

Before you book any roof surveyor

  • How long they’ve been surveying roofs
  • What the survey won’t cover
  • Whether you get a written report with photos
  • Whether the loft is part of the inspection

Questions from Turnfurlong

Is drone flying allowed in Turnfurlong?

That depends on where the roof is and on the weather. RAF Halton is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. A small drone cannot fly safely in high wind or heavy rain.

Will you come out to Turnfurlong?

Yes. Turnfurlong is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

How do I arrange a pre-purchase roof survey in Turnfurlong?

It’s easiest to call 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will take it from there. We survey seven days a week.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Do I need a roof survey if I’m having a RICS survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.

Will you climb onto the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where it applies.

Is your roof survey a RICS survey?

No. It’s a dedicated roof survey, with a written report and photos. It does not cover the rest of the property, which a RICS survey does.

What you can safely check yourself

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

How the survey changes by roof type

Chimney stacks

Our chimney check is a visual one, and it isn’t a flue or gas safety check. We’ll say if the flue needs a specialist.

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.

Practical tips

From years of surveys, a few habits stand out:

  • Ask the seller about past roof repairs
  • Ask for any paperwork for recent roof work
  • Notice patches of new decoration in top-floor rooms
  • Check the lease for roof repair responsibilities

We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Every so frequently, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

The survey, step by step

After the inspection, everything we found is written up in a report with photographs, sent to you by email. On timing, it normally takes about one to two hours at a typical house, with time for the loft where it can be reached. In a smaller place like Turnfurlong, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Check we can get to the back of the property
  • Make a note of anything you’d like us to look at
  • If you’re buying, let the agent know when we’re coming

Getting a price

What happens if roof problems are left?

Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy lets you deal with it as soon as you move in. On a bungalow or cottage around Turnfurlong, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Turnfurlong homes and their roofs

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Turnfurlong is about 3 miles from RAF Halton. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you live in an older home near Holy Trinity, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
