Thermal roof survey in Turnfurlong

Thermal imaging works best in the right conditions. It is useful to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast as you book, and the report explains how the conditions on the day affected the results. We are often asked to look into areas of a flat roof that may hold water and ceilings that feel colder in places, on commercial roofs, insulated roof spaces and flat roofs.

Around Turnfurlong, a good many roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day. Even so, a close-up image frequently shows wear on ridges and flashings that a view from the ground misses.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What affects the cost of thermal roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Which survey package you book
  • Roof area
  • How tall the building is and how easy the roof is to see
  • The use of thermal imaging or a drone

All our prices include VAT. Our price is from £400, including VAT. We confirm the price for your survey before booking.

Getting in touch

There is no need for technical words. It is enough to tell us:

  • Access details, such as a loft hatch or a shared roof
  • The kind of building and roof involved
  • Any deadline, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or email us.

What happens on the day

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. In a smaller place like Turnfurlong, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Airspace, weather and Turnfurlong roofs

Turnfurlong is about 3 miles from RAF Halton. Where the drone is part of the survey, the Drone Safety Map is checked for restrictions first. A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

For an older house near a landmark such as Holy Trinity, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. If you look after a shop, office or commercial unit, for instance near Friars Square, big, flat commercial roofs are where aerial photos and thermal images help most. Take a building like Turnfurlong Junior School: a drone or thermal camera can show a large roof in a single visit.

Leave it or get it looked at?

Before replacing a large flat roof, it’s useful to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you commit. Homes in smaller places like Turnfurlong can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Roof by roof

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. Thermal images can show where it has been pushed aside.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Seeing water directly, as the camera shows temperature, not moisture
  • Clear results when the conditions on the day are poor
  • What’s inside walls or under coverings, without opening up

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

What this survey covers

  • Commercial roofs
  • Insulated roof spaces
  • Loft conversions
  • Ceilings below the roof
  • Pitched roof slopes
  • Flat roofs

Tips that help

Over many surveys, some simple habits stand out:

  • File the images with your roof records
  • Keep dated photos of any marks on ceilings
  • Check the loft can be reached safely
  • Note where damp appears and after what weather

If the images suggest moisture that can’t be confirmed, we’ll say what would help next, like electronic leak detection or opening up a small area.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the loft space.

Common questions in Turnfurlong

Is my home in Turnfurlong listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like Turnfurlong?

Yes, Turnfurlong is on our map. A small place gets exactly the same survey as a big one.

Is thermal imaging useful on pitched roofs?

It can be useful, though pitched roofs are typically harder to read. The air space under slates and tiles can hide patterns, so we also look from the loft where it is safe.

Does thermal imaging detect leaks directly?

Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.

What happens after the survey?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Does the weather affect a thermal survey?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.

Does the report include photos?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
