About our thermal roof survey in Broughton Crossing

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when you book, and the report explains how the conditions on the day affected the results. We’re often asked to look into cold areas below the roof and wet insulation beneath the membrane, on insulated roof spaces, ceilings below the roof and pitched roof slopes.

Some older homes in villages like Broughton Crossing are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What happens on the day

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours at most homes, and longer for a large or complex roof. Rural addresses near Broughton Crossing can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Getting ready for the survey

  • Keep pets out of the way during the survey
  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street

Advice

Airspace, weather and Broughton Crossing roofs

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Take a building like Bierton Church of England Combined School: a view from above covers a wide roof far faster than walking it. If you run a business near Friars Square, thermal images can show trapped moisture across a wide commercial roof. If you live in an older home near Church of St James, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Why it is worth a survey now in Broughton Crossing

Repeated repairs that don’t stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. In a small place like Broughton Crossing, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

What a survey costs

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • How tall the building is and how easy the roof is to see
  • The package you choose: Basic, Standard or Premium
  • Whether it is a home or a commercial building
  • If the survey needs thermal imaging or a drone

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

What helps most when you contact us:

How the survey changes by roof type

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. We combine a close visual check with the thermal images.

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

Broughton Crossing: your questions answered

Is my home in Broughton Crossing listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Broughton Crossing?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Can you check my loft insulation with a thermal camera?

The camera can point to heat loss and gaps in insulation. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.

What can thermal imaging tell me about my roof?

It records surface temperature across the roof. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Ask us about the forecast if rain is expected
  • Take photos of stains as they appear, so we can compare
  • Note where damp appears and after what weather
  • Keep the heating on as usual before a heat loss survey

If you’re buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether that’s asking for work or discussing the price.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.
