About pre-purchase roof surveys in Buckinghamshire
Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs frequently passed on through the service charge. We look at as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we look at that too where access allows. We survey flat-roofed extensions and dormers, the roof space and lead flashings and valleys, and people most frequently book us about damp timbers or stains in the loft and standing water on a flat extension roof.
After the inspection, everything we found is written up in a report with photos, sent to you by email. On timing, it typically takes between one and two hours for most houses, though large, tall or awkward roofs take more time.
- You book once your offer is accepted and let us know the address and your timetable.
- We agree a time and how we’ll get in, including the loft.
- We check the roof from ground level, from windows, from the roof space and from the roof where safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a written report with photos and recommendations, ready for you to use before exchange.
What you’ll pay
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

Local landmarks in Aylesbury
In Aylesbury, that means homes and buildings near Buckinghamshire UTC, Stocklake Park Community School and The Derby Arms Public House and the streets around them. You will also find Bearbrook Combined School (0.5 miles west) and Church of St Mary (under half a mile north). Aylesbury has its own railway station: Aylesbury station. Other landmarks nearby include Roald Dahl Children's Gallery (within half a mile east) and Royal Buckinghamshire Hospital (less than half a mile north). Green spaces nearby include Coombe Hill.
Homes and roofs across Buckinghamshire
Buckinghamshire has homes of every age, old and new, and some older buildings are listed or sit in conservation areas. A roof report before exchange, or before the final payment for new work, puts the facts in front of you.
Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in Buckinghamshire. Flights that need permission only go ahead once it is given.
Aylesbury: For an older house near a landmark such as Church of St Mary, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you let a flat or house near Aylesbury station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
What affects the price in Buckinghamshire
Prices always include VAT. What changes the price is:
- The package you choose: Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
- The size of the roof
- Height and safe access
Pre-purchase roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.
Getting in touch

- What kind of property and roof it is
- Your postcode, so we can check access and travel
- When you need the report by
- Any stains, drips or damp patches you’ve seen indoors

Roof by roof
Chimney stacks
We inspect the outside of the stack, not a flue, gas or sweep inspection. We will say if the flue needs a specialist.
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt frequently lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.
Common roof problems in Buckinghamshire
Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.
Things that often lead to a survey include:
- Signs of past leaks inside the loft
- Gutters that overflow or drip at the joints
- Patch repairs that may hide an ongoing problem
- Sagging ridge lines or uneven roof slopes
DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
Landlord and commercial surveys in Buckinghamshire
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.
Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Buckinghamshire questions
How quickly will I get the report?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we will help you choose.
Will you climb onto the roof?
Only where it’s safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.
Can I use the report to negotiate on price?
Yes, you can. You’ll have photos and a written description of each defect, which you can share with the seller or agent. We can’t promise how the seller will respond.
Does your survey replace a RICS home survey?
No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.
Do you need access inside the house?
Where possible, yes. We look in the loft space where there is safe access, and views from upper windows help too. Access is typically arranged through the agent or seller.
Are you insured?
We’re covered by professional indemnity and public liability insurance.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.
