Pre-purchase roof surveys in Halton: local notes
Cholesbury Manor House, about 3.9 miles south-east, is one of the historic houses in the wider area around Halton. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.
If your home is one of the older ones in the streets near Church of St Michael and All Angels, the roof may have had decades of patch repairs, and the survey shows where they are. If you own a rental within reach of Wendover station, a written report helps before buying a rental or paying for a new roof on one.

Pre-purchase roof survey in Halton: what you get
Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. If you’re worried about ponding, blisters or splits on a flat roof and slates or tiles that have slipped or gone, a survey will tell you what’s going on, whatever the roof.
Some older homes in villages like Halton are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

What happens on the day
You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Around Halton, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.

Questions from Halton
Are there drone restrictions around Halton?
Normally it comes down to two things: the airspace at the address and the weather. Halton is about 1 mile from RAF Halton, so the Drone Safety Map is checked for restrictions around it before we fly. High wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.
Do you cover smaller places like Halton?
Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Do you inspect the roof from on top?
Only where it is safe to do so. Much of the inspection is done from ground level, from windows and from the loft space. The Premium Survey adds a drone inspection where applicable.
Is your roof survey a RICS survey?
No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It is not a RICS survey and doesn’t cover the rest of the house.
Are you insured?
Our cover is professional indemnity plus public liability, and details are available on request.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
Do I need a roof survey if I’m having a RICS survey?
It is your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.
What a pre-purchase roof survey doesn’t cover
To be straight with you, a roof survey has limits:
- Defects hidden under coverings or inside walls without opening up
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Whether timbers meet design loads
If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey before booking. What a survey covers and doesn’t.
Roof types and parts we check
- The roof space
- Flat-roofed extensions and dormers
- Lead flashings and valleys
- Clay and concrete tiles
- Chimney stacks
- Natural slate
- Gutters and downpipes
What we look for on each type of roof
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and missing lead is not unknown, as it’s a target for thieves.
Natural slate
Many older homes in London and South East England have slate roofs. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.
Surveys for landlords and agents in Halton
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Useful tips for Halton property owners
Small things make a difference. Our tips:
- Tell us your exchange date when booking
- Pass the findings to your conveyancer
- Ask the seller about past roof repairs
- Check the lease for roof repair responsibilities
The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.
Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air can’t flow.

What you can safely check yourself
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
