Pre-purchase roof surveys near Wendover

Pre-purchase roof survey in Wendover: what you get

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there’s safe access. The findings come in a written report with photos. We survey natural slate, flat-roofed extensions and dormers and chimney stacks, and people most often book us about old water stains in the roof space and roof slopes that look uneven or sagging.

Houses in smaller places like Wendover can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather typically shows first. Whether you are buying or signing off new work, those edges deserve a close look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Landlords, agents and block managers in Wendover

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or email us.

The survey, step by step

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. A visit to Wendover is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed in advance.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a report with photographs and recommendations before you exchange.

How to prepare

  • Have any paperwork from past roof work to hand

Checking the roof from ground level

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

What a pre-purchase roof survey does not cover

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Anything beyond the roof, which a full home survey covers
  • Whether the price should change, which is between you and the seller
  • Confirmation of asbestos in cement sheets or soffits

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. What a survey covers and doesn’t.

Pre-purchase roof surveys in Wendover: local notes

Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. About 3.9 miles east lies Cholesbury Manor House, a reminder of how long the area around Wendover has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For landlords with property near Wendover station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Common roof problems in Wendover

Gutter problems often look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. They’re part of what we look at.

It is worth booking a survey if you’ve seen:

  • Gutters that overflow or drip at the joints
  • Quick fixes on flashings and valleys
  • Worn or lifted lead flashings
  • Sagging ridge lines or uneven roof slopes

The streets around a church such as Parish Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What to expect from a roof survey

How we price pre-purchase roof surveys

Prices always include VAT. What changes the price is:

  • Building height and the viewpoints available
  • Whether it is a home or a commercial building
  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

What to tell us when you get in touch

A few details help us point you to the right survey and price. When you contact us, it’s useful to mention:

  • Your postcode, so we can check access and travel
  • Pictures from the garden or a window, if you have them
  • The type of building and roof, such as pitched or flat
  • Your timetable, such as an exchange date

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Wendover: your questions answered

Does a conservation area affect roof work in Wendover?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Are there drone restrictions around Wendover?

It depends on the exact address and the weather on the day. Wendover is about 2 miles from RAF Halton, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone cannot fly safely in high wind or heavy rain, and the rest of the survey does not depend on the drone.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that is where a roof survey helps. It isn’t a replacement for a RICS survey.

Do you cover Wendover?

Yes. Wendover is part of the area we cover.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That way you can still act on what we find.

Do you need access inside the house?

Ideally, yes. We look in the roof space where there’s safe access, and upstairs windows give useful views. The agent or seller can arrange entry.

What’s the best way to book?

To book, ring 07833 053749 or email us and let us know the address and what you need to know. We will confirm the price and agree a day with you.
