Terrick Pre-Purchase Roof Survey
A careful look at the roof at your property in Terrick, with photographs and a written report.
- Gutters that overflow or drip at the joints
- Quick fixes on flashings and valleys
- Worn or lifted lead flashings
Before and after the survey
Most of what helps is simple and safe from ground level. Our suggestions:
- Ask for loft access on the day
- Find out whether the roof has been replaced or patched
- Arrange the survey as soon as your offer is agreed
- Ask who repairs the roof under the lease
The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, so each quote covers the same ground.
After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.
Pre-purchase roof survey in Terrick: what you get
Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it cannot be seen from the street. We look closely and record what we see, with photographs that show you exactly where. Each finding is explained in plain words, so it is clear what it means for your purchase. We survey chimney stacks, clay and concrete tiles and flat-roofed extensions and dormers, and common reasons people get in touch are cracked flaunching or crumbling chimney pointing and gutters choked with leaves and moss.
Somewhere as small as Terrick, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

The survey, step by step
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Older roofs in small places like Terrick can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

How we price pre-purchase roof surveys
Survey packages start from £150, with VAT included. The price for your roof depends on:
- The use of thermal imaging or a drone
- Basic, Standard or Premium
- The height of the building and how the roof can safely be seen
- Chimneys, valleys, parapets and other details
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
What we need to know
A little information up front helps. Please include:
- The style of property, from a terrace to a block
- Where the property is, with the postcode
- What made you get in touch
- Photos of the roof, taken safely from ground level or a window

Pre-purchase roof surveys in Terrick: local notes
A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
For landlords with property near Little Kimble station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Terrick: your questions answered
Does a conservation area affect roof work in Terrick?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you cover smaller places like Terrick?
Yes, Terrick is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is a roof survey worth having alongside a home survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It isn’t a replacement for a RICS survey.
How do I arrange a pre-purchase roof survey in Terrick?
The quickest way is to phone 07833 053749 or drop us an email. Give us the address and some details about the roof, and we’ll point you to the right survey. We survey seven days a week.
What if it rains on the day?
It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.
Will you climb onto the roof?
Only where it is safe to do so. Much of the inspection is done from ground level, from windows and from the loft space. The Premium Survey adds a drone inspection where it applies.
How long does a pre-purchase roof survey take?
The visit typically takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. We’ll confirm what to expect when we arrange the visit.
What you can safely check yourself
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Signs you need a pre-purchase roof survey in Terrick
Rear extensions, dormers and garages often have flat roofs. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, particularly when they’re only visible from an upper floor.
We are often asked to look at:
- Damp timbers or stains in the loft
- Flashings that have lifted or split
- Gutters choked with leaves and moss
- Bitumen or mortar used in place of proper repairs
If yours is one of the older homes in the streets near Church of St Peter and St Paul, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Choosing a roof surveyor
- Their track record with similar roofs
- What follow-up you get after the report
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- What insurance they carry
Roof by roof
Clay and concrete tiles
Tiled roofs frequently last half a century or longer. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.
Natural slate
Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it is in.
