Electronic leak detection for Terrick homes and businesses

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Electronic leak detection in Terrick: what you get

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current that passes through the membrane only where there is a breach. It can find holes too small to spot by eye, so your roofer can repair them. The results come in a report with photos. We survey roof terraces and balconies, flat roof membranes and green roofs, and the problems we are asked to look at most are a flat roof leak that can’t be traced and holes around roof penetrations.

Older buildings in small places like Terrick may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Local flat roofs in Terrick

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take a building like John Colet School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. For businesses in and around places such as Friars Square, the flat roofs over shops and commercial units are worth checking before a leak, not after. If you let a flat or house near Little Kimble station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What we look for on each type of roof

EPDM rubber roofs

EPDM rubber roofs often last 30–50 years, but punctures and seam failures still happen.

Inverted and paved roofs

We will tell you if your inverted or paved roof isn’t suitable.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Find the breach before more patching
  • Keep a note of leaks after rain
  • Act on new leaks promptly
  • Check trades protect the waterproofing

If anything in the report is not clear, ask us. We can talk you through the findings.

Make sure contractors protect the waterproofing when they work up there. Check the roof after they’ve finished.

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes a time that depends on the size of the roof and how it’s built, and we’ll give you a guide when quoting. Older roofs in small places like Terrick can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You let us know about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Move anything stored under the loft hatch
  • Gather any invoices or paperwork from past roof work

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

FAQs for Terrick

Is my home in Terrick listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Terrick?

Yes, Terrick is one of the places we work. Every survey there gets the same written report with photos.

How long will testing take?

Testing normally takes longer on a large roof than a small one, with the construction of the roof playing a part too.

Does ELD include fixing the breach?

No, our part is finding the breaches. Your roofer uses the report to target the repair.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and they go into the written report.

Can you find leaks on a covered flat roof?

Sometimes. The layers on top and the build-up below decide it and parts may need to be lifted. We will discuss it before we quote.

What’s the best way to book?

The quickest way is to ring 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we’ll point you to the right survey. Surveys run on any day of the week.

What a survey costs

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed
  • The size of the roof
  • Height and safe access

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
