Coombe questions

Will you come out to Coombe?

Yes, Coombe is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is my home in Coombe listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you find leaks on a covered flat roof?

Sometimes. It depends on the build-up and the layers above the membrane and parts may need to be lifted. We talk this through first.

How fast do I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Do you take photos of the roof?

Yes, every report has them. Pictures sit next to the findings they show.

What is electronic leak detection?

The waterproofing membrane normally stops an electrical current, so wherever there is a hole, it passes through. That is how we locate breaches you can’t see.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

Electronic leak detection for homes and businesses in Coombe

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current that passes through the membrane only where there is a breach. That lets us locate holes that are too small to see, so your roofer can repair them. You get a report with photos of each breach found. Typical surveys look at patched roofs that still leak and new roofs to check before paving or planting, on single-ply roofs, flat roof membranes and liquid-applied waterproofing.

In a small place like Coombe, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

What happens if roof problems are left?

Cutting open a flat roof to find a leak can cause more damage. ELD aims to locate the breach first, so the repair can be targeted. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes a length of time set by the membrane area and the build-up, which we set out in the quote. Somewhere as small as Coombe, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Let us know about parking near the property
  • For a flat or shared roof, check access with the building owner or managing agent

Flat roofs in Coombe

Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

Take an older house close to Church of St Peter and St Paul: flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings such as Great Kimble Church of England School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What electronic leak detection doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Some conductive membranes
  • Sections we cannot safely access
  • Fixing the holes we find

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey. The full list of what we check.

What this survey covers

  • Flat roof membranes
  • Commercial flat roofs
  • Roof terraces and balconies
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Green roofs

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Different roofs, different checks

Single-ply membranes

Punctures from foot traffic and equipment are common on single-ply roofs. Testing helps find them.

Liquid-applied waterproofing

Pinholes in a coating can let water through. Where the roof suits it, testing can find them.

Signs you need electronic leak detection in Coombe

Repeated leaks after repairs suggest the real breach hasn’t been found. ELD can locate the breach more precisely.

These are some of the problems a survey can pick up:

  • New membranes needing a check before handover
  • Leaks at pipes, outlets or fixings
  • Stains far from any visible defect
  • Leaking laps in the waterproofing

Landlords with a home close to Little Kimble station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.
