Flat roof surveys in Wendover

Flat roof survey in Wendover

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photographs and our recommendations. We are often asked to look into cracked or split membrane and blistering in felt or asphalt, across EPDM rubber, felt flat roofs and GRP fibreglass.

Around a smaller place like Wendover, flat roofs usually cover extensions, garages and dormers. Even a small flat roof can let lots of water into the room below. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what is not.

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Local flat roofs in Wendover

Within a mile and a half or so of Wendover there are several hotels, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Historic houses such as Cholesbury Manor House, about 3.9 miles east, show how far back building in the area around Wendover goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For site and facilities teams at buildings such as The John Hampden School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. A roof leak in a hotel or guest house around Wendover means lost rooms as well as repairs, so it pays to find faults before guests do. If you own a rental within reach of Wendover station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What we look for on each type of roof

Felt and built-up roofs

On felt, the upstands and edge details often fail before the main surface. We check each one and photograph any that have split or pulled away.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.

Wendover questions

Is Wendover within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you look at commercial flat roofs near Wendover, such as hotels?

Yes, we cover commercial roofs as well as homes. Roof access is agreed with the building manager or owner beforehand.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

How long will you be at the property?

Most surveys take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. We’ll confirm the timing when booking.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

What happens next?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

What we do, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Homes around Wendover frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Leave a clear route to the loft

Advice

How we price flat roof surveys

Prices vary from roof to roof, and it comes down to:

  • Chimneys, valleys, parapets and other details
  • Extensions, dormers and garages with roofs of their own
  • Basic, Standard or Premium
  • The use of thermal imaging or a drone

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What to let us know when you contact us

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • The kind of building and roof involved
  • The property’s address and postcode
  • Any marks or damp showing indoors
  • Dates you’re working to, such as exchange

If you have photos of the roof, send them over. Take them safely from ground level or a window. To get started, phone 07833 053749 or drop us an email.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • An exact number of years the roof has left
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • Whether old sheeting or boards contain asbestos

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

What we look at

  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber
  • Upstands and outlets
  • Single-ply membranes
  • Mastic asphalt

Why act early in Wendover

Ponding seldom gets better on its own. It normally points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. In a smaller place like Wendover, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.
