Flat roof surveys for Butler's Cross homes and businesses

Flat roof surveys for homes and businesses in Butler's Cross

We inspect a flat roof from wherever it can be seen safely: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. Common reasons to book are failed upstands where the roof meets a wall and outlets that hold water back, on EPDM rubber, GRP fibreglass and mastic asphalt.

Somewhere as small as Butler's Cross, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Questions from Butler's Cross

Does a conservation area affect roof work in Butler's Cross?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you carry out roof surveys in Butler's Cross?

Yes, Butler's Cross is within the area we cover. We work right across London and South East England. You can call 07833 053749 or email us with the address and a few details.

Which days do you carry out surveys?

Surveys run seven days a week. To find a day that suits you, phone 07833 053749 or email us.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Tell us about it when you book and we will plan the survey around it.

What do I do with the report?

You will get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take between one and two hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email.

Will you fly a drone over my roof?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

The survey, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Somewhere as small as Butler's Cross, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • Make a note of anything you’d like us to look at
  • Have keys ready for side gates, garages or roof access doors
  • Tell us about any leaks, stains or damp patches you know of

Booking a survey

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or send us an email with the details.

Advice

Local flat roofs in Butler's Cross

Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

For site and facilities teams at buildings like John Colet School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Little Kimble station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Why act early in Butler's Cross

Before replacing a flat roof, it helps to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

What you get with us

  • Visits on any day of the week
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

When to book a survey in Butler's Cross

Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

It’s worth booking a survey if you’ve seen:

  • Splits, cracks and crazing
  • Outlets choked with leaves and silt
  • Gaps at upstands and abutments
  • Edge trims that have lifted or split

The streets around a church like Church of St Peter and St Paul are often among the oldest in a place, and if your house is among the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking.

What to check before booking

  • Whether VAT is in the quoted price
  • What they will not be able to tell you
  • What the report includes, and whether it has photos
  • What follow-up you get after the report

What a good roof survey covers

What we look for on each type of roof

Felt and built-up roofs

The edges and upstands of a felt roof are typically where trouble starts. We check each one and photograph any that have split or pulled away.

EPDM rubber

EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Note the date and type of any roof work
  • Note any new marks on ceilings beneath the roof
  • Ask whoever fits equipment on the roof to make good the covering
  • Ask contractors to protect the roof if they work on it

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Fragile surfaces, which we don’t walk on
  • Whether the deck or joists are strong enough

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.
