Local roofs in Butler's Cross
Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
If you live in an older home near Church of St Peter and St Paul, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as John Colet School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Little Kimble station, a roof report helps you deal with small faults before they turn into a call from a tenant.

How a roof survey works in Butler's Cross
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. Common reasons to book are lifted, split or missing lead flashings and gaps in the roof where coverings have gone, across ridges, hips and valleys, clay and concrete tiles and flat roofs.
Some older homes in villages like Butler's Cross are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

What we do, step by step
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. In a small place like Butler's Cross, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- If you’re buying, check with the agent that we can get in
- Jot down any questions you want answered
Book a survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.

Common questions in Butler's Cross
Do you survey roofs for landlords with property near Little Kimble station?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Does a conservation area affect roof work in Butler's Cross?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you inspect a terraced or semi-detached roof?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
How long does the visit take?
The visit normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll give you an idea of timing as you book.
Can you tell me how long my roof will last?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
How soon is the report ready?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the roof space, and Premium includes a drone where it applies.

Checking the roof from the ground
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
What this survey can’t tell you
A survey is a careful look at the roof, but it can’t do everything. The main limits are:
- Whether the roof structure meets design loads
- A full building survey of the property
- What’s under the slates, tiles or felt
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

How the survey changes by roof type
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.
Natural slate
Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, which we describe in the report.
Before and after the survey
From years of surveys, a few habits stand out:
- Watch for slipped slates after bad weather
- Move stored items away from the loft hatch
- Have details of recent roof work to hand
- Mention any flat roofs as well as the main roof
We email the report to you, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words, with recommendations.
Do not block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Make sure insulation doesn’t block the airflow at the eaves.
