About roof surveys in Buckinghamshire
Our report is written in plain English, not jargon. Each defect is described with photographs and a recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. Typical surveys look at leaning or weathered chimney stacks and ridge tiles that have lifted or moved, across lead flashings, natural slate and flat roofs.
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey normally takes about one to two hours for a house, with bigger or more complicated roofs taking longer.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
How our prices work
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

What’s near Aylesbury
Around Aylesbury, our work takes us to homes and buildings near Buckinghamshire UTC, Stocklake Park Community School and The Derby Arms Public House, among other places. Nearby too are Bearbrook Combined School (0.5 miles west) and Church of St Mary (less than half a mile north). Aylesbury has its own railway station: Aylesbury station. Other landmarks nearby include Roald Dahl Children's Gallery (less than half a mile east) and Royal Buckinghamshire Hospital (under half a mile north). Open spaces near Aylesbury include Coombe Hill.
Roof surveys across Buckinghamshire: local notes
Homes across Buckinghamshire range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in Buckinghamshire.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in Buckinghamshire are part of that picture.
Aylesbury: If you run a business near Friars Square, a roof report helps plan work around trading rather than after a leak. For an older house near a landmark such as Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
How the survey changes by roof type
Chimney stacks
We look at the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we will say so.
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.
Landlord and commercial surveys in Buckinghamshire
We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.
Before and after the survey
From years of surveys, a few habits stand out:
- Tell us about any leaks or stains you’ve seen
- Check the roof from ground level after storms
- Gather any paperwork for past roof work
- Mention any flat roofs as well as the main roof
File the report with your other home documents. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
What a survey does not cover
To be straight with you, there are limits to any roof survey:
- Asbestos testing of any kind
- Whether the roof structure meets design loads
- A full building survey of the property
What affects the cost of roof surveys
Our packages start from £150, with VAT included. What you pay for your roof depends on:
- Whether thermal imaging or a drone is needed
- Basic, Standard or Premium
- How complicated the roof is, with its valleys, chimneys and parapets
- The size of the roof
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.
What to tell us when you contact us
We’ll typically ask about:
- Any marks or damp showing indoors
- Any photos you have, taken from ground level or a window
- When you need the report by
- What’s prompted the survey
If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, call 07833 053749 or email us.
Questions from Buckinghamshire
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Is Buckinghamshire in your area?
Yes. We carry out roof surveys in Buckinghamshire, and the service is the same as everywhere else we work.
Do you use drones?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
Do you inspect the roof from on top?
When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the loft space.
What does a roof survey include?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. The report includes photos and recommendations.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
