How a roof survey works in MK18

Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We are often asked to look into flashings that have come away from the wall and slates or tiles that have slipped or broken, on ridges, hips and valleys, the roof space and flat roofs.

Once we have finished looking, we write up our findings as a report with photos, emailed to you. As for time on site, it typically takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Roofs, chimneys and gutters across MK18

Across MK18, from Buckingham, Winslow and Steeple Claydon outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.

We survey roofs across London and South East England, and MK18 is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.

Buckingham: The streets around a church like St Peter and St Paul are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as George Grenville Academy, a written record of a large roof helps plan work for the holidays rather than in term time.

Leave it or get it looked at?

Without a survey, you’re guessing at what the roof needs. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention.

Questions to ask before you book

  • What experience they bring
  • Their drone registration, if they fly one
  • How long the report takes to arrive
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

Useful tips for MK18 property owners

Here are a few things we’d tell any owner, before and after a survey:

  • File the report with your home documents
  • Make sure we can open the loft hatch
  • Have details of recent roof work to hand
  • Check the roof from ground level after storms

Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.

Look at your roof from ground level after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.

What we’re asked to look at in MK18

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. What starts as one slipped slate can become a leak.

People usually book a survey when they’ve noticed one of these:

  • Condensation or damp timbers in the loft
  • Cracked or blistered flat roof coverings
  • Worn or blocked valleys
  • Worn lead at chimneys and abutments

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

What a survey does not cover

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • Faults hidden behind ceilings or boarding
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A full building survey of the property

FAQs for MK18

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there is safe access. You get a report with photographs and recommendations.

How long does a roof survey take?

On site, it normally takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.

Do you need to get into the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.
